Useless would be too complimentary for this firm.

Utterly shambolic, 11 weeks in and no progress, after chasing I was informed my case handler was on long term sick, my case was then reassigned to another case handler who was on annual leave. I found myself constantly chasing, sending emails and getting no reply. A stressful event made even more so by the lack of competence from PM law. After 18 weeks of chaos my case was finally assigned to another case handler that was at least able to complete. I’ve used several conveyance solicitors prior and these have been the worse by a country mile avoid at all costs, they may be cheap, the reason why is obvious. Avoid at all costs!!

Helpful through the process but some things to improve on

Sent over all forms needed to be signed quickly and efficiently. However some forms were hard to fill out due to being unclear.

Was hard to get through on the phone to the solicitors, possibly due to large amounts of calls however the staff were kind and helpful.

Contact through email was easy and efficient.

Super fast and efficient service

My mortgage adviser recommended PM Property Lawyers (PMPL) after my previous solicitor wasted more than two months of my purchase time. PMPL was instructed end of May and my file was allocated to Team Speller around mid-June. Hannah was such a dedicated, diligent, responsive and efficient lawyer. She would even send reports to me on weekends. The purchase completes at the speed of light. We completed before end of July. That is, it took Hannah approximately 7 weeks to complete the case. The total time I spent from instructing PMPL to completion is just 9 weeks. It was a great value for money as well. Based on my, I highly recommend PMPL.

A difficult experience requiring professional support.

As an older person this experience was quite difficult that required a large amount of patience and trust. Every effort was made to grow and gain in confidence and allow the stressful situation to run smoothly. All through each stage I required assistance, and patience was shown as I was very unsure about sharing large amounts of information over the internet. To make the process easier I was allowed to visit my bank in person and carryout bank transfers with confidence. As I was dealing with two sets of solicitors, planning departments and architects all at the same time I found the whole experience very demanding and overpowering at times.

Incredibley slow

I had a cash buyer and my sale could have gone through in 10 weeks maybe but it actually took best part of 6 months. There were various reasons, one in partiyehere they were waiting for us, but we hadn't realised. A nudge/ reminder would have been handy. But also their staff holidays delayed things. Was a very frustrating experience

Slow and needed constant badgering

My sale/purchase transaction took over 5 months (March to August) from the time I instructed PMPL. Pretty average if you read the information provided by PMPL but IMO unnecessarily slow. My buyers' solicitor asked for a particular action in April, that I was told about at the end of May, and was actioned in mid June. I could see no reason for the delay other than the task had been missed or (at best) deprioritised by my sales conveyancer. PMPL claim to reduce the stress of buying/selling but they actually added to my worries. Thankfully Halimah understood this and did her best to help.

Totally professional

Had a great experience with my recent house purchase. I was continually kept up to date through emails, telephone calls, and the online portal. Utterly, utterly woeful.

Engaged for a first time purchase which FINALLY went through in October 2023. Littered with terrible communication and incompetence throughout and I resisted raising complaints on more than one occasion. I also resisted leaving my own review at the time in the hopes that I could move on and forget about ever dealing with them.

Nearly a year on I’m dealing with them again on a complaint which, unbelievably, seems to be going even worse than the purchase process!

I’m going many weeks/months without so much as a response which, after checking reviews again recently, might be due to the tremendous volumes of complaints against them.

I first brought an issue to their attention in May 2024, raised a formal complaint shortly after and as of this moment, there seems to be the absolute sum total of ZERO progress. Seriously, nothing! I was given a 1 week deadline back in June which blazed on by and things have somehow worsened since.

My complaint isn’t complicated and ultimately boils down to a few very simple questions which would pose little challenge to a competent legal firm.

Through their incompetence and lacking professionalism, they have caused incredible stress, breakdown of relationship with a neighbour, immediate financial loss and untold future financial losses.

I feel sorry for the ultimate owner of PMPL, it must be horrendous seeing this arm of their business completely crumbling.

That said, do yourself a favour and pay attention to the reviews if considering this firm…

AVOID - Used these 6 years ago, and seems the reviews have not changed.

4 months of dealings and the day before everyone wanted to close they wanted to contest some items, that would have meant more delays.

6 Years later we are moving house and having to chase documents like FENSA certs, (legal requirement to have these when selling no?) and building reg checks that they should have asked for at the time, as they have not sent copies.

Seriously thinking of requesting a refund of Fees or going to the ombudsman.

Also once moved, received a copy of all the details they collected. Basically an EPC and a land search map and even someone else's property details that even had written on the front "wrong property"

If they came out cheaper in your searches then there is a good reason why...

I am a firm believer in you get what you pay for. I found P M Property via a comparison site and they came up with the most competitive price and for me that was ideal. Yes the process took a little while but I can only imagine offering competitive prices increases the volume of clients they have. So I would bare that in mind. Really professional members of staff. Especially Hannah and Rutendo.
