We got assigned to work with PMPL through a third party company. Initially we were a bit nervous reading the reviews. But Team O’Shea were absolutely amazing! Our seller took 2 months to send the contract draft and was a pain to deal with but the team still helped us complete 2 months after the contract draft was received! Very Professional
Today I have completed the buying a property, I read the reviews of PM Property lawyers and decided to use them .The price was really good and I saved a lot of money, rather than using a high street solicitor.
The conveyancing of my property and buy was completed really quickly. I particularly liked the fact that there was always someone available to help me through any forms to fill, and always someone to speak to and answer the phone for any questions I had .They also sent me regular emails and updates of the progress stage.
Overall I saved myself money and
there was no hidden extras or expenses.

Thorough or slow
My auction property purchase was meant to complete within 56 days of the auction. It turned into a 'normal transaction' or so I was told. PM Law said that the vendors solicitors were slow and not providing the information they needed to complete. My property went through a difficult process called staircasing to ensure I held the full title to freehold. The roller-coaster ride and 3-4 different solicitors at PM operating it during the 7 months added to the tension, as each solicitor needed to 'familiarise themselves with the case'.
I think a lot happened at PM Law during my time using their services which I'll probably never know the full story. There is still a couple of details that were withheld about the property right until the end, the property did not have 2 parking spaces - only one and the peoples group had a contract for me to agree to about surrounding maintenance/insurances charges. I don't think the seller knew exactly what he was selling as the people group that owned the lease hold still had some say of the freehold contract. The property was advertised as freehold, but the seller had not yet acquired the freehold - this caused the delay. (I was also poorly advised during mid period to the point I thought I was miss-sold and begun looking for a litigation lawyer).
Overall the communication improved through email and the My Case App. The hold system significantly improved where sometimes I would wait 4h the wait time dropped to less than 15 mins. Maybe this was because my case got moved to high priority as my mortgage offer was about to run out.
My patience was key, and perhaps I was too trusting that PM Law were working on my case as often as they should have been. For example PM Law had my deposit for several month's upon reflection this was not normal. For example I had to correct them on some maths/ accountancy in a legal document which is very poor. This was my first house and the first time I experienced using lawyers for anything, I was told to expect stress from family and friends. They were correct beyond my wildest dreams.
They completed the case in the end (this is the main thing). I believe PM Law is improving from the comments seen online and are constructive to their feedback. I believe that deserves some credit!
I still think my case should have a thorough internal review as there is a lot to be learned from it as it was a unique case. I certainly had a huge learning curve with all the reading up on the process that I did.
Would use again (better to stick with the ones you know).

Was not a good experience
The completion process took around 7 months, despite the property not being part of a chain. This caused significant delays and undue stress. I was under the impression that the process would be completed much sooner, and the prolonged wait has been very frustrating as I had hoped to be moved in by Christmas.
On multiple occasions, I was told that no further action was needed from my side, only to later find out that there were things I needed to do. Additionally, I had provided crucial information which I sent over, but it seems that this was not picked up by anyone on your team, leading to further delays. I had to chase this matter up repeatedly, which added to the frustration.
I was not kept sufficiently updated on the progress of my case. As a first-time buyer, I had to constantly chase for updates, which caused unnecessary stress during an already stressful process. I was informed that the solicitor handling my case was on annual leave during the process. While I understand staff need time off, I feel my case should have been reassigned to another team member to ensure continuity and avoid further delays. Unfortunately, this was not done, and it further delayed the process.
Would not recommend this company, would suggest going elsewhere unfortunately.

Excellent experience
I was assigned Sophie and Olivia to work through the sale and purchase of our houses. They were fantastic, when they were on holiday I also had contact with Kiana who was also a delight to work with.
The team handled the sale of the houses quickly efficiently and were very helpful. Thank you so much.

Good!.....but
Overall good legal company. 2 items of important paperwork sent recorded delivery, was advised not received. Then found as filed incorrectly. Dates seemed to be a problem as loads of dates were thrown about without checking with solicitors in chain, which inevitably caused more problems and delay for a month which PM Law didn't sort out (should have, it's their job!) The estate agent sorted out for me in end.

Good experience
Positive experience despite quite a few negative comments online. Sophie and her team were communicative and responsive answering all our queries sufficiently.
Conveyancing process in general is unnecessarily lengthy, exchange and completion completed as per targeted dates so cannot fault.
Would recommend to use! Ask for Sophie's team if you do not want to be disappointed!

Conveyancing
Great value for money, but was swapped between three different solicitors and didn't know who was in charge of my house purchase from week to week, until finally had a very good solicitor to get my exchange over the line. Completed in 12 weeks.

A much better service at the end of sale
Initially the first Solicitor allocated did virtually nothing for the first two months. It is only when Ms O’Shea came on board that things began to move. After prompting the service was fine And the sale completed. There were no searches required so I believed it could have been covered in much less time.

House purchase
Very slow and disjointed service.
Had to chase Team O’Shea on multiple occasions as the process came to a stand still. However when I emailed to say that I would be escalating my concerns to your Managing Director as my mortgage had 8 working days left before it expired, Olivia kept me informed about exchanging and completion. If this was the standard of client care throughout the whole process I would have given 5 stars.
