For the first 4 months it was almost impossible to talk to anyone on the phone to help me answer questions or to find out how things were going with the sale, towards the end the phone was answered quickly which helped. I don’t understand why the sale took so long.

Sale of property
Set up was very easy. Response to questions was good and accurate. Cost was extremely competitive. Essentially they just did the job that they promised to do and they did it well.

Slow Slow Slow
Firstly I have little criticism of the individuals who in general were professional and competent.
Key issue for me is that the service is process driven rather than client driven. Particular issues included:
Over a month to complete ID checks which I don't think would have been done if I hadn't chased up
Telephone hold times - always 5-15 minutes of awful music before speaking to anyone
Slow responses to my buyers solicitors - this in turn led to frequent chasing of me by my buyer, meaning I needed to chase PM Law and it became a viscous circle of time usage for everyone
Some questions asked of me without checking what I had already provided e.g. Flood report requested when that had been uploaded at the outset
The most frustrating item was that once we were in a position to exchange I was advised that all the paperwork had to be "second checked" internally and this would take at least 5 working days to complete - this raises the question as to how much confidence PM have in their own lawyers?, as well as causing even more excitement to my potential buyer and further flurries of messages and phone calls to me (which I ended up managing to avoid hassling my solicitor which doesn't seem client friendly to me)
Finally - there appeared to be no clear escalation process when I needed some extra help.
Completion day itself was a good experience, funds received early in the day and paid out to me same day. Overall though I'm not a happy client

Good but improvements could be made to communication
Three years ago we used PMPL to sell a property, Team Ramsden were excellent and it all went though within 2 months. So we returned in May, this time assigned to Team Morris and it was a little more frustrating this time round unfortunately. It took 4 months, so twice as long, and whilst we acknowledge the majority of the delay was down to the buyers solicitor and then the buyers themselves not having the deposit ready, PMPL were also operating with less urgency and responsiveness to our previous experience. On occasions, weeks would go by without a response to messages and the internal approval had to be chased up as it took weeks. We phoned on a few occasions and never managed to get through to the solicitor himself until he called on the final day of exchanging contracts. With some clearer, more comprehensive explanations earlier on in the process, it would have saved us getting concerned and chasing needlessly at times when nothing could be done. The delays ended up costing us a lot in council tax and utilities but the final bill from PMPL was as quoted. So we've rated 4* as they got the job done for the price quoted but it just did not run as smoothly or quickly as we expected and better communication would have helped enormously.

Property sale no chain
I initially sourced another solicitors to carry out this sale but they ended up under the umbrella of PMPL around half way through the process. It took a total of around 24 weeks to get the property sold when neither of us had no chain. I was assured that the transition from the previous solicitor to PMPL would not impact timescales and that I would have the same case handler. Neither were true. Over half a year for a straight forward house sale. The only reason they get more than one star is because the staff in team Morris were polite and nice to speak to, I just don't believe that the timescales were fully out of their hands and I believe I would have had better service at my original firm. Was on hold for minimum 20 minutes every time I called up which was extremely annoying at times. Expected some money offered off the final invoice. I never usually complain but here we are, unfortunately!
I won't be using PMPL again. It may have been solely due to the file being transferred from another firm but, either way, if it was, I would have expected to be notified of delays.

Couldnt ask for more
We used PM for both our sale and purchase. They were unreal from start to finish. I was on top of them and they took it in stride and answered every silly question i could think of as well as talking and chatting to me like an actual human being. We had some issues from the solicitor below and they handled this with grace and determination. They kept me sane throughout this process and honestly, i couldnt have asked for more from them. Highly recommend.

Good service!
I used PM Prooerty lawyers recently and although it took a rather long time to complete the sale initially due to buyer’s solicitor not responding to enquiries, everything went well overall and Chris and his team were fantastic and good with communication.
I think it would help customers if a sale can be done quicker as time is very valuable in property sale.

No communication, blacklisted by other professionals as a result
Asked from the outset for same solicitor to act for sale and purchase - sale given to Christopher Morris then told he doesnt act on purchases so that part given to a different person - nightmare as had to speak to 2 teams and twice the time to do anything and given contradictory info. Also Christopher Morris bio on their website says he does both sale and purchase representation. Despite being in the same firm they may have well been different ends of the world!
Took over 30-50 minutes to get through every time and no action was taken on my sale until I rang and chased and even then I had to chase twice sometimes.
Both estate agents and other solicitors in the chain were complaining from start to finish about the lack of response from PMPL,asking me to chase them as getting no replies from them and when I did they often said they hadnt got anything or had already replied to which the solicitors in the chain were copying me into their emails to prove they had sent enquiries/emails as PMPL were telling porkies and we were stuck in the middle. I was warned about how bad they were by the estate agent at the outset but had already paid a fee but now one of the solicitors and that estate agent have black listed them, saying they would rather lose a sale/client than have to deal with PMPL again
A big part of the problem seemed to be that the file was ‘being reviewed’ - like for weeks! Then when an email come in it took a week or 2 to review it and the same to respond. There is a portal but it wasn’t used until the last week or so annd again as I had 2 open cases it didn’t tell me a lot
Overall team Cutts were poor and Team Morris were abysmal - nothing done until you chased, conflicting or vague updates given, but I think that the way PMPL work is awful and perhaps they have too many cases as literally have over a dozen emails I received no response to and they offered no advice with anything making mistakes on the way, notifying me of enquiries they had made re potential subsidence of my property from the searches THE DAY BEFORE COMPLETION and for a completion date to be put off 3 times due to them not drawing funds or notifying other solicitors on the chain in time was so stressful - just a complete lack of communication and no urgency and you could tell in the staffs tone that this was the norm! Never ever again - took nearly 5 months for sale and purchase of 2 houses both with no onward chain and then had to sit in the estate agents waiting for them to give me the key on completion as no one had told them!

Shocking do not use
Absolutely appalling solicitors dealing with my sake. I have used this solicitors for both the purchase and sale of my property. The team dealing with my purchase (Team Hill) have been incredible however the company has been let down by the team dealing with my sale (Team Morris). They do not respond to emails, have been chased by my buyers for 2 months to basic enquiries that they are still yet to answer. I am now on the verge of losing my buyers completely yet they will still not answer the queries or emails. I have been trying to call for 3 days and am on a never ending hold.
I will never recommend or use these solicitors again which is a shame as the other team was absolutely great. If I lose my buyer because of this I will be taking action.
