After an initial fumble in the app from the admin team in not realising that I had actually accepted the quote for conveyancing, I have nothing but praise for my final team of Gemma and Emma. I was in a chain with family, and the reassurance I had knowing that my solicitors were not only on the ball with my own sake and purchase but also able to provide updates that would also support my elderly parents in making sure that their far less efficient solicitors were also in step was immense. As we neared completion, Gemma and Emma's updates were clear, efficient and supportive, and on the day itself, when it was looking like we might not be able to complete on the day and I was battling removals companies not arriving, I had complete faith that Gemma was doing all she could to make sure that our link in the chain was ready to go. Beyond this, though, she was looking at how she could ensure that the rest of the chain could also move forward, and presented me with all the options, and understood my prioritiy in getting my parents safely sorted with their purchase ahead of my own. To have such a human attitude throughout a lengthy legal process you're not familiar with was reassurance to an entire extended family and deserves recognition beyond the usual pat on the back. Thank you so much.

This is the fourth or fifth time I have used Bell Lamb and Joynson So this should say it all
But I have to add the service I have had from Bell Lamb and Joynson as been fabulous each purchase as run smoothly the staff have been really friendly professional and happy to help. But this last purchase especially as it was Sam who informed me of the change in stamp duty changes and managed to complete in my completion in hours I couldn’t ask for a better service 10 out 10 from me

I consider myself extremely fortunate that my solicitor Gemma Scholes and her colleague Emma Coatup acted on my behalf. Nothing ever was too much trouble, and I really did think they ‘were at my side’ throughout the whole process. Gemma’s calm manner especially helped when at the eleventh hour things possibly could have gone very wrong. She kept me informed and reassured, and repeatedly went the extra mile right up to the moment contracts were exchanged. I was most impressed with the quality of the service I received.

As a first time buyer, I had no idea what to expect or what the process of buying a house would be. Everything was explained clearly and in a way I would understand. No question felt silly to ask. Communication was excellent, was easy and fast to get response whether that was through there app or by phone. Even when there was annual leave happening, my file was still being continued and overseen by others and moving forward. I would 100% recommend anyone, and I know I would not go anywhere else if I was to need there services again.

From first contact, all information was communicated effectively and quickly. Clear instructions were given for completion of documents and updates were given regularly on the app so I barely had to contact my solicitor and their team. I’ve never used a solicitor that has been so responsive and the speed at which any of my messages were answered was outstanding - always on the same day. There were various complications that arose from further down the chain and my solicitor worked incredibly hard on the day of completion to continually chase matters, her approach felt so personal and she was so invested in making sure we moved as planned.
Sam Austin was amazing. There were so many problems at the beginning of the chain from the buyer’s solicitor and Sam went over and above to continually push things at that end. She took a personal interest in getting us moved as planned and was so invested in the work she did which I know caused so much frustration at times. If it wasn’t for Sam’s determination, we would not have moved on the day we were packed up and I can’t thank her enough.

I was recommended blj by a colleague who had previously used the firm. As a first time buyer the conveyancing process was new to me. The team were patient with me and answered any queries I had. My assigned solicitor and her assistant were amazing and although the process took a while, no fault of the solicitors on either side, probate property with a hidden leasehold, I did not feel overwhelmed or stressed at any point. The app was also a great tool and I felt amazing when the moving van finally made it to the house with the fireworks. Would highly recommend to others looking at purchasing a home.
