Slow to respond and somehow slower when things go south

Was blindly recommended these guys by our mortgage broker - in retrospect I didn't look them up or read a single review, just trusted the mortgage broker (he obviously gets a kick back, v naive of me)

Seemed to start ok and pretty smooth, the app is fairly easy to use and you have a fairly long tick list of forms and letters to sign and fill out. All fine with that to be fair.

We had a chain sale/purchase with a few moving parts, we signed on with CL in May 2024 and over that time I think had 4 or 5 case handlers. At one stage I needed an urgent update on something and had to email our handler 4 times and leave 2 voicemails. The response I got was actually from a new person to say that our handler was now off the case. They simply do not return phone calls and answer complex emails with short one liners.

I received zero actual advice on what was happening or should happen at any stage of the sale/purchase. Towards the end of the sale they noticed that we'd signed a form incorrectly, i think i'd posted it a month before this, so caused stress and delays. On the day of completion we were called at 11.30 as they had miss-priced our property and we had to pay an additional £2,000 before we could collect our keys. After 4 months of stress and uncertainty this was the last thing we needed.

To be fair to them Neil Doherty - the final case handler - did pick up the phone and responded to emails promptly at times towards the end. He certainly knows what he's talking about but he was the ONLY one out of a full team of people.

Maybe it's just the way solicitors are, but they will not respond to anything if there isn't an update. I think they could do well to send even holding emails to say they've not heard anything yet but will do x, y and z rather than waiting for clients to email and call multiple times.

Did they get my house sale and purchase done, yes. Was it mind bendingly frustrating and stressful, yes. Would I use them again? no - I'd rather study law myself.

Started off fine, downloaded an app and filled out everything the solicitor would need myself, then a massive lack of comms until I mentioned using the Ombudsman, then comms dropped massively and they were slow in sending my money across to my account which took multiple phone calls, emails and messages left in voice mail and with reception until last minute on a Friday leaving me very anxious that something that had gone wrong. Go elsewhere

Never ever use this firm.

I was referred to Chadwick Lawrence, via Joe's Conveyancing, to handle the sale of one house and purchase of another. I had such a bad experience and wouldn't use them again even ic their services were free of that paid me.
Issues include:
1. at least 4 different case handlers - 1 handler went off sick (yes this can happen) but no one was able to access her files so all paperwork completed to date was effectively lost and had to be redone
2. they never returned phone calls
3. basic errors were made ie. my title, the names of the buyers - this took an age to rectify despite me telling them numerous times
4. they did not listen to instructions and carried out checks that I did not require
5. I sent numerous emails asking questions - I even put the questions in bullet points and they may answer one point but ignore the rest
6. they were meant to reply to emails either 24 hours but rarely did

What should have been a relatively straightforward forward process turned into a stressful nightmare fraught with complications.

The final kicks in the teeth that they failed to exchange when I instructed them to and they didn't even have the courtesy to let me know that I had completed.

Avoid this firm at all costs - they are not capable on any level.

Absolutely disgusting treatment
Absolutely disgusting treatment . I did a one off payment instead of a pay as you go for work involving an ex and my house , they advised me to do things which they never told me was additional costs on a fixed price job , then took me to court and ccj'd me , absolutely appalling service and this was from the director of the company , AVOID AT ALL COSTS

Best avoided if you want a quick sale

Used this solicitor last year for two attempts at selling my flat and on both occasions the sale fell through.

Although the first fail was mostly due to the buyer, the people at Chadwick did nothing to identify the problem with them quickly and their slow pace meant the problem took a lot longer to identify than it should have done.

Then on the second one, again their slow pace of work and lack of creativity in problem solving led to the buyer pulling out before we could close.

So a year later and thousands of pounds out of pocket, I have now moved solicitor and seen how much quicker and more creatively a good solicitor works to look after me, their client, something I never felt whilst using Chadwick.

Do yourself a favour and go somewhere else, where they genuinely look after your interests. Check the reviewsolicitors site for many more examples like mine, I certainly wish I had.

THE WORST FIRM EVER!

They never get back to you and when they do they say they are "reviewing the file". They are out of office at a team conference with NO cover. They don't have an out of hours answer machine. Everything is on their terms. AVOID, AVOID, AVOID unless you want continual stress!

House Sale

We had used Chadwick Lawrence back in 2018 to act for us in a house purchase and being very satisfied with the work done then, we instructed CL again this time for the sale of our property. Overall we are very satisfied with the service again. There are some things that could be improved upon, although the app was there to refer to throughout, a telephone call made for clarity about a matter raised by the buyer’s solicitor was not returned; sometimes a quick call back would be reassuring. However, email contact from our conveyancer, Deon was responsive and the process went smoothly and efficiently. Thank you Chadwick Lawrence, particularly Nichola and Deon for getting us to completion in around 12 weeks!

What a breeze!

Myself and my partner completed in 28/04 and what a breeze it was! I was 37 weeks pregnant on completion so a stress free process was vital for us and that’s exactly what our experience was with Chadwick. We dealt with Deon and she was so thorough and helpful. No amount of questions were too much, her replies were almost instant. Her knowledge is second to none, with us been first time buyers we were quite worried about the whole process and how things worked when purchasing a house but we needn’t have worried! We completed in 12 weeks and just in time for the birth of our baby. Thank you so much Chadwick. 100% recommend!

An utterly horrible experience

It really is difficult to put into words just how traumatic it has been having Chadwick Lawrence as the conveyancers for both our sale and purchase.

Though we did eventually complete, all parties in the chain cite Chadwick Lawrence as the main cause for our transaction taking upwards of six months.

The problems were numerous and we only completed due to taking matters into our own hands. These conveyancers do not seem willing to do any legwork for you.

We have filed an official complaint and received a wholly unsatisfactory reply.

I would recommend anyone steer clear of this firm.
