Knowledgable staff provide advice on attaining the right will for us. We were given a time scale & price for this service & both were accurate.
I would not hesitate to recommend them or use them again if needed.

I will briefly describe my experience. Apart from the fact that they were unresponsive to my messages and rude whenever they were replying, they had my mortgage in stalemate for more than two months till they decide to contact the lender, after I pushed them. Then just a week before my offer expires they informed me that my mortgage will not be completed due to issues with the ground rent. Avoid them in any case . My experience was awful loosing time and money. In a few words I will describe them as reckless and unprofessional.

I used Sam Conveyancing, who then outsourced the work to Kitty Toor at Chadwick Lawrence, for the purchase of my first home. I have to be honest and warn people away from either company. Emails from the solicitor were regularly ignored, nothing was professionally explained (e.g. when enquiries were raised, docs to sign, lease terms etc.) and you were made to feel like an inconvenience even trying to get basic things clarified over email (don't expect anytime over the phone). There were continuous mistakes which caused hold ups resulting in missing the stamp duty holiday (e.g. they told me the searches had been ordered weeks before they had, they failed to inform Help To Buy of some basic mistakes that needed clarifying and some basic documents were left until the very last minute..). They also tried to overcharge me in the final invoice. Finally many weeks after completion I have been receiving letters from HMRC saying that the stamp duty wasn't paid - I have sent three emails asking them to clarify and not received a reply.... I called HMRC and this has now been paid however I could have avoided spending an hour on hold if someone had bothered to reply to my emails... Avoid the extra stress and use a different solicitor.

please avoid this solicitors at all costs. They are not only dishonest but are absolutely useless and incompetent.
Inconsistency with fees regardless of written conformation, incorrect figures on all documentation none of which actually matched the mortgage figures. Consistantly fail to return telephone calls or emails, accusations of not sending paperwork in when royal mail recorded delivery proves it had been delivered and signed for.
They have got to be the worst solicitors in the area, both the staff and partners do not care about the failings which are numerous and even worse is their attitude towarda the repeated mistakes

Probably lost us our house we were purchasing!
Absolutely appalling ‘company’, our mortgage advisor picked Chadwick Lawrence as they were cheap to save us money, and goes to show, you get what you pay for. Unhelpful, rude staff who speak down to you like they’re superior (when you actually manage to track them down that is!)
My partner had a deposit for our house we wished to purchase from a previous property he owned abroad and they treated him like they believed he was a criminal. He bent over backwards trying to prove to them everything was above board, sending them endless documents proving where the deposit had come from (legal documents with The Hague Convention stamp to prove it was authentic and legit) and still they were not satisfied. When he emailed further explaining the deposit money and expressing his unhappiness at being treated with suspicion YET STILL offering to send more documents to prove it was legit, they emailed us saying they were closing our account and refunding our money.
Terrible treatment, CL need to learn to treat people like humans. We were simply trying to buy a home and they’ve made us feel degraded, insulted and like we were under investigation for no reason. Waste of time. There’s a reason for all of their shocking reviews online, they don’t deserve to be practicing!

We made the mistake of looking for a conveyancer on the cheap as our purchase was a straight-forward staircase with full cooperation from the Seller (Housing Association) and a mortgage offer and RICS valuation in place from the start. We went with SAM Conveyancing as they were more affordable than other conveyancing solicitors and initially were very helpful with decent reviews; however, it turns out SAM Conveyancing is a front end business (albeit legit) who farm out cases to conveyancers across the country. Our case was farmed out to Chadwick Lawrence in Bradford, who had less good reviews. When we expressed this concern to our contact at SAM, we were assured SAM would support us along the way, so we went ahead. What a mistake!
Within a week of instruction, we got a bounced back email from our contact at SAM. Attempts to reach her or a manager at the office were met with ‘no one available to speak’ and no response to emails. Our case handler at Chadwick Lawrence turned out to be worse. Although our staircase was initially set up on the firm's online system/app and the process started, there was no further movement. They sat on a letter from the Seller’s solicitor for over a month and then said we needed to pay an associated fee before we could progress (one month wasted). We couldn’t reach our case handler (conveyancer in this case, not a qualified solicitor) by phone at the office; no response to voicemails or emails on valid requests for a quick update. It was particularly stressful when our valuation was expiring and we needed an urgent update. In over 12-weeks, the only time our case handler contacted us was by email on four occasions to ask for additional fees in relation to the purchase - fees, which it turns out were not required (eg, a Deed of Variation from the lender in relation to the leasehold - our lender was happy to go ahead as is).
After over 12 weeks and no progress, we issued a formal complaint. Their response (issued quickly for once) took no responsibility for the lack of communication or progress on our case, and again asked for additional fees before the case could be progressed (the Deed of Variation again - no response when we challenged them on this with a letter from the lender stating they were happy to proceed as is).
We ended up terminating Chadwick Lawrence services, but lost 13-weeks in the process - valuable time in a flat purchase with expiring mortgage offers and valuations. Word to the wise - pay for a decent solicitor for your conveyancing services - one who is available to explain the process to you and provides confidence that the sale is progressing. The stress otherwise is not worth it. What should have been an exciting and fulfilling milestone for us was joyless and unduly stressful thanks to Chadwick Lawrence. Avoid.
