They say purchasing a house is one the most of stressful things you can do and using Talbots did nothing but add to the stress.

My Conveyancer (note you won't get a solicitor) lost my queries for three weeks, and then tried blaming the trainee, despite the emails being addressed to the conveyancer.

I had to repeatedly chase for updates, with some 'updates' being one sentence with absolutely no substance.

I received numerous out of office messages with no return date but with an alternative contact, who would also be out of the office.

I tried to escalate to the director of the Edgbaston branch and he was equally as unhelpful, if he actually bothered to reply.

They requested draw down of funds with the mortgage provider to then find a fault with a Fire Risk Assessment that they'd had in their possession for three months, so the purchase nearly fell through and it was only rescued by myself putting in the work and making phone calls to get the Fire Risk Assessment updated.

At one point they asked how i would like to proceed on a legal matter with zero advice or background!! I'm not a solicitor so why was I expected to answer a legal query?

They constantly provided the wrong fees and at one point disregarded the fact that I had already transferred my deposit to them and so tried charging me for that amount as well on the completion statement.

They are completely disorganised, unhelpful, are not proactive, frustrating and ultimately made the purchase an absolute nightmare from start to finish.

As a public service announcement I would not recommend Talbots. I was referred to Talbots by my mortgage broker and trusted his advice that Talbots had got the job done for his clients in the past. Unfortunately something has clearly changed at Talbots since then. I was a first-time buyer with little experience of solicitors and almost became a no time buyer thanks to this firm. Unfortunately, communication after initial payment was very limited and I had to chase them via email and phone for responses. I was not kept updated about progress and as a result had to make a complaint 2 months into what should have been a straightforward process (no chain, unoccupied property). Once I made the complaint I received a phone call from the conveyancer (the only time I ever spoke to her) about whether I wanted to proceed with the purchase (2 months after instructing them) due to the Building Safety Act which they had never mentioned before even though it was created in 2022 (long before I started this process). Anyway, after approximately 10 weeks of getting nowhere I had to disinstruct Talbots and find a new conveyancer. I have spent time, energy, months of rent and stress on what should have been a straightforward process. The only positive I can say is that the complaints man (Pete O’Dowd) at Talbots is probably the only person who answers emails in a timely manner and offered me £125 in compensation at the end after his internal investigation. Given my experience with Talbots he is likely quite busy and used to dealing with clients who are deeply frustrated and emotionally distressed after what should be a a normal straightforward legal process. Reading other reviews it appears that my experience is not unusual so I would recommend choosing a different firm so that your conveyancing journey does not end up as mine did.

Sadly my experience was not good due to poor communication throughout the whole process and a total lack of empathy from the solicitor dealing with my house sale and purchase. Indeed, I was at one point (while sharing my financial difficulties and worries) reminded that I was “just one of many cases’.
Definitely would not recommend as I very much believe this was the worst customer service I have ever experienced in any context. There was a total reluctance to speak over the phone with me, emails ere often left unanswered, requests for updates were usually met with glib responses and I was made to feel totally unimportant. Very disappointed and I will be making an official complaint.
