For the past five months, the process of buying our first home has left us feeling like outsiders—ignored and deeply disheartened. Despite numerous attempts, we never received a direct response from our conveyancer, who would only reply when our mortgage advisor intervened on our behalf.
However, after speaking to Caroline twice today, we finally received a phone call from our conveyancer. The process isn’t over yet, but Caroline, we truly appreciate your professionalism, willingness to listen, and strong work ethic. We only hope that our conveyancer follows your example, making the final steps toward completion smoother and less stressful.

This was the 2nd time I used Holden Smith, and this was a mistake, should have learned from the 1st experience where there was little communication and it was difficult to contact and speak directly to the person in charge. Poor return of calls/emails
This 2nd time HS hadn't even set up a file for my sale 12 days after instructions, several phone calls later and after failed promises, I lost patience and instructed another solicitor.
This other solicitors sent me the portal link within 3 hours of instruction and all initial documentation completed within 1/2 day, complete contrast !

Absolutely the worst experience I have encounted when buying a property. Kat is the worst ever conveyancer. Little or no communication throughout the whole process. I've never been as stressed. Avoid like the plague is my advise.

I can’t recommend Dominic Cronshaw highly enough. He helped us get probate after my mother’s death and he was professional and efficient from the start. His communication with us was excellent and he kept us up to date with progress regularly. After many bad experiences with solicitors it was a great relief to be so well looked after.
