I would not recommend using this firm for a house sale. Very poor communication. Unable to explain the process and then requests for things to be completed urgently. Then when we have done this emails days later to do it again, or ask if it has been done. If you are busy and have to plan time off to get documents signed it would be good to know in advance. I asked numerous times what else do we need to do and when, but didn't get an answer.
The house sale did complete and I am grateful for that.

We used Holden Smith for both the sale of our first home and the purchase of our second, and the experience was fantastic from start to finish. The team was always helpful, responsive, and kept everything moving smoothly. Any questions we had were answered quickly, making the whole process much less stressful. For the past five months, the process of buying our first home has left us feeling like outsidersâignored and deeply disheartened. Despite numerous attempts, we never received a direct response from our conveyancer, who would only reply when our mortgage advisor intervened on our behalf.
However, after speaking to Caroline twice today, we finally received a phone call from our conveyancer. The process isnât over yet, but Caroline, we truly appreciate your professionalism, willingness to listen, and strong work ethic. We only hope that our conveyancer follows your example, making the final steps toward completion smoother and less stressful.

I personally think that mr luke undehill should be the incharge of this holden smith branch, no disrespect for other team members but Luke and Alta Giradi has given the dedication to their client and this firm, I donât like putting up names for individual solicitors but i had to because of the smooth transition during my London Dagenham purchase, so i am writing reviews wherever is possible just to shine their morning, i hope you guys are well and remain healthy. I would highly recommend Luke Underhill and Alta Girardi to manage the purchase and sale of your property. They are both professional, efficient and excellent in their field. I was always able to speak to either of them on the phone with any questions or queries. If on the very rare occasion they missed my call, they did promptly call me back. They kept me fully updated with the progress of my sale and purchase which made this a stress free process for me. I can't recommend them highly enough, they were brilliant!

Sadly, I did not have the best experience with this firm. The solicitor submitted a report with unfinished sentences and failed to highlight missing service charge payments with no agreed retention. I constantly had to proof read everything and ask for things that should have been handled prior to even producing the report, which felt I was doing her job and causing unnecessary delays. Unfortunately, it was too late in the purchasing process to switch solicitors but I ended up outsourcing advice from elsewhere to have any confidence in the deal. I did manage to close the deal but do not recommend at all. Very painful process.
