unfortunately the worst thing that happened to me when buying a house

I contacted this law firm for help in buying a house, I was assigned this lawyer, you held my case for a month, then without notifying me, he wrote that he would not handle the purchase of the house because my English is too poor, I still have not received a refund of the money I paid on December 11, stay away

I wholeheartedly recommend Tim and Leigh without any reservation. My experience with them was truly exceptional, especially after a frustrating time with another conveyancer. The difference was like night and day!

From the very beginning, Tim and Leigh were incredibly responsive and attentive. They were always available to answer my questions, no matter how small, and consistently went above and beyond to ensure my interests were protected. They quickly grasped the complexities of my case and efficiently moved the process forward.

Proactive and Responsive

Tim and Leigh were great working as my sell-side solicitors. It was not easy process but the proactiveness and responsiveness of the service was great especially when dealing with difficult buy-side solicitors. Also, rather refreshingly, Tim would ring me as required, which made life easier and helped the service rather than just communicating exclusively through emails.

Would certainly recommend Tim and Leigh.

Very frustrating experience

Tim Hare worked to try to salvage a very poor experience from the company. I needed conveyancing for a very simple sale of a flat to the owner of the building and was initially assigned Mark Thompson. I filled out the initial paperwork on their portal, even as far as providing details about the building that Mark insisted were needed for the buyer even though the buyer was the building owner. Several of the bits of information were then requested again even after being provided, Mark saying he could not see my responses even though they were ticked as complete. Throughout I made it clear that the buyer did not care as he was already aware of the state of the building as he owned it! The portal "progress meter" never worked once, was a completely pointless, and getting any kind of indication of progress was like pulling teeth. At one point I emailed Mark to get an auto reply saying he was on holiday, and told to contact another person who turned out was ALSO on holiday. I tried to phone at a different point and got no answer from the several numbers I was provided. For some reason (after trying to get some kind of movement for a considerable time) my case was moved to Tim, who was a lot more proactive, easy to contact and tried to get things resolved, ultimately getting the sale through.

Bit of a mixed bag

Our experience with Holden Smith started really well, they were friendly and engaged and seemed proactive. Unfortunately this did change somewhat and we ended up having to chase them for updates and news on our sale and purchase. It became difficult to get hold of them sometimes which caused some delays to our process (have to admit; the overall delays were mainly down to our buyer). It got to the point where we had to involve our mortgage advisor (who had recommended them) to get any reply to our emails and phone calls. It actually felt like they were being quite evasive and ignoring multiple requests for callbacks.
The portal Holden Smith gave us access to was not any use, we uploaded all documents etc but were still asked to provide these directly and after the first week or so, the portal was never updated making it hard for us to know where things were up to.
Lauren (Firth) and Ryanne were good but it was us constantly having to ask them for updates that has made us only give 3 stars. I appreciate they will have been busy on other cases but we feel they could have been far more proactive with us and we were quite underwhelmed by our experience with Holden Smith.

Had 3 different people handling the sale. did not like the attitude of the first employee who was dealing with it, I was going to change solicitor but the manager gave me his word he would be dealing with it in the future. He lied to me as the next time i rang to speak to him i was put through to the same employee with the attitude who told me i didn't need to speak to the manager as he was dealing with it. By this stage i was stuck as i needed a quick sale, so could not really change solicitor with the timescale. The third assistant who got involved was the best of the 3 and did get the sale pushed through on time.

Not a good company at all, and the management really need to deal with Tom's attitude and teach him some customer service skills,he has not got any!

Huge thanks to Sara, Sam and Tilly for helping us with our house sale. They have been thorough, they've fought our corner whenever possible and have made sure things have gone as smoothly as possible. I thoroughly recommend Holden Smith, so much so that I've now appointed them to look after my house purchase.

This is our second time of using Holden smith and we cannot praise them enough.
We had previously had Zack deal with our purchase and we honestly would not use any one else. Zack was amazing from start to finish with his professional manner and responses. we were always kept updated with progress and we could always get in touch with Zack when needed.
Thank you to Zack, Lauren and Laura for all they did for us after a tough year.

Zack McKindley-Baines was incredible helping us buy our first home. He went above and beyond to help us meet strict deadlines and provided us with lots of options when issues appeared. Our estate agent sadly recommended Holden Smith to us , one word sums up the whole legal process ( disappointing).
I wish I’d of read the reviews on here beforehand because we had a similar negative experience. Poor communication and difficult to get them to answer the phone . Had 3 different solicitors dealing with our case which slowed down the process. The app is a waste of time because it never updates .
We have used solicitors many times over the years when buying and selling property but this was something else.
Thankfully the nightmare was over before Christmas 🎄
