Inappropriate mirror wills had to be scrapped within 4 months

My wife and I sought professionally written Wills and agreed to transfer our property to Tennant in Common ownership. The advantages of this process were discussed and explained in depth, but not the disadvantages. The Will was explained to us as a mechanism for providing security of tenure in the event of one of us surviving, in practice it did the opposite and there were a number of scenarios apparent where we could have ended up on the street. On becoming aware of this we scrapped the wills and are working to get the restriction on our property with Land Registry removed.

We accept some responsibility for this as we were sent drafts and ought to have scrutinized the clauses and the explored the ramifications more closely. However we did rely on what we were told and this is why we had sought expert legal advice in the first place.

We were offered a free of charge adjustment to some of the clauses but the problem was fundamental so we have had to accept the loss and inconvenience. All I can say is that this has been a costly and quite unpleasant learning experience. N.B. I'm rating the service as overpriced as it resulted in failed wills. I'm giving two stars as opposed to one as they did seem pleasant to deal with.

The initial engagement was very poor. The assigned conveyancer was not proactive in communication. Only after a prolonged period of silence and after much chasing I was informed that person had left the firm. The next person assigned was a junior resource who was not up to speed on the requirements. Eventually I was assigned a solicitor who was excellent, knowledgable and proactive and who went to bat for me to complete the sale. After 6 months we completed.

Jenny dealt with me in a professional way and showed patience and understanding during my many enquiries, as not being from the UK and not understanding the divorce and injunction processes. First rate experience

I engaged Samuel Phillips Law to process a private sale of my property. I was in contact by both email and telephone. Kathryn, my Lawyer, kept me updated with the progress of the sale, informed me when I needed to carry out any actions, and answered my queries. Kathryn's manner towards me was both friendly and professional at all times. Her Conveyancing Assistants, Savannah and Adam, were helpful and both also treated me in a friendly and professional way.

We used Samuel Phillips for the conveyancing of our house, and communication was below what we expected. After a few weeks without any email, I called them for them to tell me they didn't receive anything. The contact email address provided on the quote was apparently the head of department address and we should've sent documents to another one (that we had to guess ourselves?).

After a bumpy start, I have to say it was pretty efficient (hence why 3 stars and not 1), but still had to call to get any emails or any updates.

It's a real shame the house sale fell through: they were getting faster and faster, and better at sending emails. So efficient indeed that we received the (not so cheap for what was done) bill in exactly 7 minutes!

I wouldn't recommend if you are unfamiliar with the process of buying a house or if you don't have time to call them to get things moving; but I can't honestly say they were useless either.

Just sold a property which turned into a challenge with numerous problems with the buyers, their mortgage and the Lease of the building, but Samuel Phillips managed to still complete the sale. Would use again and recommend.
