Making a rough transaction smooth!

I work as an estate agent and normally refer to another conveyancer but chose to work with Helen on a personal sale of mine.

The property wasn’t digitally registered so the initial meeting with Helen was a great help making sure we selected the right buyer and were up front with any restrictions in the title in advance. Most firms wouldn’t even open a file until a buyer was found.

Helen performed above expected standards throughout the transaction, particularly on the customer service front but the thing that stood out was no matter how many barriers the other side put up Helen didn’t give up and kept pushing.

The total transaction took around 20 weeks which was frustrating but there is no doubt in my mind that it would have been closer to 25/30 weeks without Helen and team. In my mind she saved me a huge amount of money in insurances, council tax and other payments by her proactive approach and never say die attitude!

If you’re choosing a conveyancer I can’t emphasise how important it is to choose someone who isn’t scared to pick the phone up, be proactive and is tenacious. If you make the wrong choice it’ll be too late once you realise! I would say you can’t go wrong with Helen and team.

Multiple concurrent property transactions

Helen acted for us during the sale of our home, purchase of a new build property and also the purchase of a leasehold apartment. She was meticulous in all areas, and worked hard to resolve several issues that she identified. Always approachable, queries were answered promptly and regularly converted into layman's terms to assist understanding. We would definitely use her again.

Codicil prepared to existing will

New baby in family required a Codicil to existing will to give the same entitlement to the new member as his siblings.
The company acted quickly and professionally, with clear instructions and requests. The only difficulty was in gaining access to their building to deliver requested papers. The entry buttons were partially covered and unclear, and a badge was requested (?); fortunately people coming into the building assisted, and the receptionist on the counter was extremely helpful.
This must have been a glitch, I would definitely recommend the solicitors and use them again if necessary.
