The worst solicitors I have encountered so far

I had a simple sale last year that fell through due to the poor quality of my solicitors. This firm, recommended by my estate agency, were impossible to conact by phone or in person after my money was paid. They lied to me on a number of occasions (in writing!) about what they had managed to achieve during the sale process, always blaming the other solicitor for any delays, and they charged me for sales packs that they never even requested from the relevant parties. Upon discovery of their poor level of service, they refused to reimburse me any money at all for the packs that they never issued or paid for. The solicitor assigned to me was unprofessional and lacked integrity. I would never use this firm again, even if their services were provided to me free of charge

I employed BES Legal to undertake the conveyancing of my property. I found them to be extremely hard to communicate with and had emails unanswered for long periods of time. Upon transferring funds for the redemption of my old mortgage It became apparent, approximately one week after moving, the mortgage was still active and it hadn't been cleared in full. I had to inform BES Legal they had underpaid the mortgage, they didn’t even realise their error, when they did, they didn’t explain what had happened in a way I could understand and then tried to get a CCJ against me and my wife, this added immeasurably to our stress on what is an already stressful time. I was left with no alternative than to seek help through the Legal Ombudsman, who after investigation awarded compensation for their poor service we received. I regret I cannot recommend them at all.

Stephanie dealt with the sale of my parent's property. She was professional and also very kind and considerate following the death of my father. Her communication was exemplary - she kept us informed and guided us through the sale going above and beyond to do so. I wouldn't hesitate to recommend Steph at BES.

BES Legal were recommended by the estate agents selling the property to us, so naturally we assumed they would know what they are doing - how naïve we were.
We received little to no communication from our conveyancer, Dhanisha. Emails we've sent have gone unanswered.
Things we were promised that would be sent by a certain time never materialised with no explanation.
We've since discovered that our share of the freehold has not been transferred to our names and the notice of leasehold transfer not issued to the property management company, resulting in the previous owners of our property receiving a demand for a service charge payment. Money we've paid as part of our completion, to cover this service charge, has seemingly vanished. Nobody from BES has been in contact, to offer an explanation, as to where it's gone.
We tried to complain, but the name quoted in our Client "Care" Pack is for someone, who no longer works at BES!
We completed at the end of September and this is still ongoing at the end of February.

We made a deal on the property April 2021. BES legal submitted application to HM Land registry (status is still pending) only last year after our numerous emails where I had to mention that all that looked like a fraud - taking people's money and not providing services. Kristina Howell and Nikki Babooram couldn't even be bothered to reply. Zero communication! We received a service charge invoice for the period we didn't even own the property. All our emails and phone call were always ignored. It was solicitor's job to make sure that all accounts were cleared but instead we got the property with the debts we had to deal with. Two years later nothing was done and we had to pay 1.5k to management agency. The management agency tried to contact them and end up being ignored as well. If you've got spare money, time and energy you are ready to lose - go for it! I would definitely call them THE BIGGEST SCAMMERS of West Sussex

Avoid!! Most stressful time dealing with these solicitors, extremely unprofessional. Ignore phone calls, emails, and fob you off. Nearly lost completion of my property due to this firm. Sarah LeBond left the company with no prior notice, whilst the company stated due to her retirement (who does not plan for a life changing event such as this?).
I made my complaint officially with BES but they were uninterested as they had received my payment for their services already.
Imran was unhelpful and would not take responsibility for an oversight he made on completion of my file.
Documents lost, inaccuracies… avoid!

After 5 months of purchase my property with Dhanisha and asked for my conveyancing file, paid an amout of 90£ to get it, I still did not received it. They are now ignoring my e mails, not replying at all, even tho I made a formal complaint. Terrible agency, documets missing, land registry not done properly. Stay away from them!

I have no positive things to say about this solicitor practice at all. It’s been 5 months and the conveyancing has still not been completed - a sale that has no chain. The staff have been no help at all and I’m frustrated and annoyed. I wouldn’t want anyone else to go through this, so I would suggest you choose an alternative practice.
In 5 months I have had 2 emails. That’s it! Appalling and unprofessional.
