Look before you leap and then run!!!

Worst firm ever, avaoid at all costs. took a year to seell a flat for me and they after sending me a letter to say my mortgage had been paid off in December, I got a call from the mortgagae company to say my mortgage was in arrears. This was in February so 3 months after the sale almost. When I spoke with them, I said I was going to the police as it was not correct They then said they had forgot to pay it off?? How can you forget £75,00 is in your account, and looking at other reviews this is not the first time this has happened. Rude, poor conduct of spelling skills and knowledge from the staff, The only good reviews on here must be written by family and friends of Ross Coates.
Charged me £1200 in January 2023 to complete in a week as they were ready to exchange but only took them til December 2023 and then when I asked for a refund in July 2023 they said if I did that I would go to the bottom of the queue!

Slow and inconsistent

Very slow, difficult to communicate.
Change of solicitors in the middle of the process, and even after restructuring they are slow. One day you may have 3 replies, and silence for 1 week. Even if you call 1o times you may have no answer...

Difficult house sale completed with excellent assistance

The sale of my late mothers property was complex with the involvement of several family members and the authorities. We had excellent assistance in navigating these complexities, and I was always able to speak to the team, who were reassuring and efficient. Despite many setbacks the house sale completed and is a weight lifted.

Absolutely awful - do not use.

I instructed the firm back in December 2023 and was told that I would be able to exchange and complete by February 2024, which seemed reasonable for a simple sell of a flat to first time buyers.

The staff are so unhelpful and the customer service is shocking I actually feel like crying when I get off the call to anyone, this is when someone does pick up to me! They offer no clarify on what is holding things up and tell me to call back in a weeks time for an update! They are rude and make you feel like a nuance for even calling.

I get sent emails with 7 attachments including messages from my buyers solicitors with enquires, I just get told to read through them all and answer them but with no clear direction on what I should be answering and reading. I send them back only to get told a week later there was a few questions unanswered therefore the hold up is my fault, even though when sending back the emails I asked if I missed anything but with no response. I can call all day and no one will pick up, if they do I get told that someone will look at my case in a few days. I have never received such bad service but all I keep getting told is they are within timescales for this type of case and it could take upto 6 months, its just shocking! I really would not recommend to anyone

Its so sad that people can get treated this way and i really feel for myself and the buyers who are now very frustrated.

AVOID AVOID AVOID!!!!!

The staff here are diabolical and cannot even use correct grammar to send emails.
It took a year to sell a flat, even though they had an upfront payment in January 2023 to complete in a week, another way of getting money from you. Six months later it still wasn't completed so I asked for my money back, for then to be told if I did that, then I would have to go to the bottom of the list again. Then when I wanted to complain, I was told if they did that, then they couldn't act for me on my sale. I was to far in to change companies so let them carry on. They yesterday I got a call from my mortgate company after the sale completed in december 2023 (now 8th Feb 24} to say I had missed mortgage payments. When I called up they had forgot. What company forgets they have a spare £74,ooo in their bank accout???!!!

Very poor and arrogant service. Dara Singh, Ross Coates, Ipswich.

I was trying to help a relation with some queries that were raised and she didnt understand. Having contacted the writer of the email Dara Singh I was appalled by his attitude. When asking him to explain some of the queries he was rude and arrogant. He just kept repeating the words in the email and would not answer the questions put to him. They were asking for additional fees of £3200 + vat for extra work but would not fully explain why. At this point he because rude so I asked to speak to his manager, which he refused. The call was therefore passed back to the purchase who still did not get many suitable answers and was left with the impression that all he was trying to do was extract additional fees. Thus was pointed out to him, which he of course denied. Having stronger recommended Ross Coates to my relative due to the exceptional service I was given when using then this has been a disappointment and embarrassment.

Fantastic, professional and caring service

We sold two houses in Buckinghamshire in 3 months using Emma Jarrett at Ross Coates Solicitors. From the moment we contacted Emma she was friendly, caring, professional and a great communicator. We used her for our first sale and she was super responsive to our questions, put us at ease and we had a great rapport with her. We did not hesitate to use her again for the second house sale.
