Worst firm ever, avaoid at all costs. took a year to seell a flat for me and they after sending me a letter to say my mortgage had been paid off in December, I got a call from the mortgagae company to say my mortgage was in arrears. This was in February so 3 months after the sale almost. When I spoke with them, I said I was going to the police as it was not correct They then said they had forgot to pay it off?? How can you forget £75,00 is in your account, and looking at other reviews this is not the first time this has happened. Rude, poor conduct of spelling skills and knowledge from the staff, The only good reviews on here must be written by family and friends of Ross Coates.
Charged me £1200 in January 2023 to complete in a week as they were ready to exchange but only took them until December 2023 and then when I asked for a refund in July 2023 they said if I did that I would go to the bottom of the queue!

Disappointing
Too slow in responding to emails, on several occasions did not answer the phone. Team handling my conveyancing weren’t communicating well.

The absolute worst
Initial contact was positive all though the wanted payment upfront.
However the 7 months they took to complete my relatively straight forward sale were extremely stressful.
Team 1 at Ross Coates are the most unprofessional group of people I have dealt with. They do not answer their phone, take a very long time to reply to emails (if they even bother to reply at all).
I nearly lost my sale twice because of there negligence. They lost me rental income and even over paid my service charges which after two months of completion I am still fighting to get back after it taking all this time for them to confirm they overpaid.
The did not pay of my redemption in time and I continued to pay my mortgage even though my property was sold!
They offer advice or guidelines and finally completed with no notice. So I was left scrambling at the last minute to get keys sorted and close internet accounts etc. which in return lost me more money.
After two weeks of completion I still hadn't received the funds, I finally got in contact with David who was more professional and had my funds transferred that day as well as offer me £100 gesture of good will.
I had made a complaint during my sale to the customer care manager who was just in-experienced and rude, she even put the phone down on me!

Difficult house sale completed with excellent assistance
The sale of my late mothers property was complex with the involvement of several family members and the authorities. We had excellent assistance in navigating these complexities, and I was always able to speak to the team, who were reassuring and efficient. Despite many setbacks the house sale completed and is a weight lifted.

House sale money missing. SCAMMERS
As of today nearly 2 weeks on , the outstanding mortgage on our sale property has still not been cleared, our estate agents are chasing their fees and claiming breach of contract and they have overpaid us equity on the property, this is despite David in accounts PROMISING the mortgage was being paid via a rare phone call Tuesday 23rd April .
On Monday the 29th April we will be paying the mortgage on a property we no longer own.
Every single professional body involved in this transaction, from the buyers solicitor, the mortgage brokers, the estate agents are urging us to report this company to the Law Society and the SRA and we will be exploring every avenue including police reports and recouping costs , as on a personal note dealing with this awful company has made my partner mentally ill and be signed off work.
Now before the team at Ross Coates try and bury this review for "harmful & illegal content " What i would like is, Monday 29th send us a COMPLETE and correct statement and breakdown of the fees, immediately clear our outstanding HSBC mortgage with the sale funds you are sitting on, pay our estate agent their fees, tell us how much we owe YOU as you've overpaid us and finally as a gesture of goodwill waive your fees.
You are acting illegally retaining these funds and are in breach of all professional conveyancing standards.
If we do not hear from you by midday we will assume the funds have been taken fraudulently and will be alerting Ipswich Police.
(I will not be removing review as asked previously, and will update it when successfully resolved)
If you value you sanity do not engage with this company for conveyancing, they do not understand their legal commitments .

WORST SOLICTORS WHO WILL CHEAT YOU. BEWARE, PLEASE STAY AWAY
This company is a fraud!! They will cheat you of your money and refuse to return it to you.
I have lost my house purchase as they refused to pay the sellers solicitors my full cash payment for the property purchase. They kept nearly £200,000 of mine in their personal accounts and misused my money. knows if they invested my money and made money from it.
After reporting them to the SRA and close to opening a police report, only then have they finally returned my money after 1 month of misuse.
Dara singh and Remersh Kaur, Krishan all work together, convincing you to send them full monies, only then to ignore your calls and emails and make excuses not to complete the house purchase. They are all related internally and are misusing your money.
Ross Coates himself is always too scared to attend any calls.
I have taken steps on legal proceedings against this solicitors.
PLEASE STAY AWAY. YOU WILL BE CHEATED BY THEM!

AVOID AVOID AVOID!!!!!
The staff here are diabolical and cannot even use correct grammar to send emails.
It took a year to sell a flat, even though they had an upfront payment in January 2023 to complete in a week, another way of getting money from you. Six months later it still wasn't completed so I asked for my money back, for then to be told if I did that, then I would have to go to the bottom of the list again. Then when I wanted to complain, I was told if they did that, then they couldn't act for me on my sale. I was to far in to change companies so let them carry on. They yesterday I got a call from my mortgate company after the sale completed in december 2023 (now 8th Feb 24} to say I had missed mortgage payments. When I called up they had forgot. What company forgets they have a spare £74,ooo in their bank accout???!!!

Conveyancing
The worst solicitors I've ever used. About at all costs. The missed me off the freehold of a joint freehold flat. The produced a fake email apparently from me, saying I didn't want to be on the freehold. But still charged me £500 extra to deal with the freehold. Absolute robbing solicitors. Went through the complaints procedure to no avail as their so called independent solicitor that deals with complaints actually works for them to cover holidays. Went then to the law society which again were extremely unhelpful. How this firm is still in business is beyond me....

Very poor and arrogant service. Dara Singh, Ross Coates, Ipswich.
I was trying to help a relation with some queries that were raised and she didnt understand. Having contacted the writer of the email Dara Singh I was appalled by his attitude. When asking him to explain some of the queries he was rude and arrogant. He just kept repeating the words in the email and would not answer the questions put to him. They were asking for additional fees of £3200 + vat for extra work but would not fully explain why. At this point he because rude so I asked to speak to his manager, which he refused. The call was therefore passed back to the purchase who still did not get many suitable answers and was left with the impression that all he was trying to do was extract additional fees. Thus was pointed out to him, which he of course denied. Having stronger recommended Ross Coates to my relative due to the exceptional service I was given when using then this has been a disappointment and embarrassment.
