As of today nearly 2 weeks on , the outstanding mortgage on our sale property has still not been cleared, our estate agents are chasing their fees and claiming breach of contract and they have overpaid us equity on the property, this is despite David in accounts PROMISING the mortgage was being paid via a rare phone call Tuesday 23rd April .

On Monday the 29th April we will be paying the mortgage on a property we no longer own.

Every single professional body involved in this transaction, from the buyers solicitor, the mortgage brokers, the estate agents are urging us to report this company to the Law Society and the SRA and we will be exploring every avenue including police reports and recouping costs , as on a personal note dealing with this awful company has made my partner mentally ill and be signed off work.

Now before the team at Ross Coates try and bury this review for "harmful & illegal content " What i would like is, Monday 29th send us a COMPLETE and correct statement and breakdown of the fees, immediately clear our outstanding HSBC mortgage with the sale funds you are sitting on, pay our estate agent their fees, tell us how much we owe YOU as you've overpaid us and finally as a gesture of goodwill waive your fees.

You are acting illegally retaining these funds and are in breach of all professional conveyancing standards.

If we do not hear from you by midday we will assume the funds have been taken fraudulently and will be alerting Ipswich Police.

If you value you sanity do not engage with this company for conveyancing, they do not understand their legal commitments .

I instructed the firm back in December 2023 and was told that I would be able to exchange and complete by February 2024, which seemed reasonable for a simple sell of a flat to first time buyers.

The staff are so unhelpful and the customer service is shocking I actually feel like crying when I get off the call to anyone, this is when someone does pick up to me! They offer no clarify on what is holding things up and tell me to call back in a weeks time for an update! They are rude and make you feel like a nuance for even calling.

I get sent emails with 7 attachments including messages from my buyers solicitors with enquires, I just get told to read through them all and answer them but with no clear direction on what I should be answering and reading. I send them back only to get told a week later there was a few questions unanswered therefore the hold up is my fault, even though when sending back the emails I asked if I missed anything but with no response. I can call all day and no one will pick up, if they do I get told that someone will look at my case in a few days. I have never received such bad service but all I keep getting told is they are within timescales for this type of case and it could take upto 6 months, its just shocking! I really would not recommend to anyone

Its so sad that people can get treated this way and i really feel for myself and the buyers who are now very frustrated.

Fees were excellent and overall will use them again

I found this firm using an online, price comparison site, they were one of the cheapest.

If you are a first time or nervous buyer - you SHOULD NOT be using an online company - pay the extra, keep it local and personal.

If you don't need updates every five minutes and or your conveyancing is straight forward, I cannot recommend them enough, very pleased with the service.

I understand why people might have left bad reviews for this company but as the old adage goes - you get what you pay for.

My experience of Ross Coates has been completely positive and I will use them again.

We used Ross Coates for a property sale and purchase. Our contact was very personable and communicative, as long as you spoke via a telephone call. Emails apparently, are taboo, which is a little strange in 2016.
Our sale took 9 weeks and our purchase (to point of exchange) around 10 weeks. This in my experience, is normal for a straightforward transaction.
Our experience was no different to our dealings with solicitors, in the past.
