Only good things to report on conveyancing
I have only good things to say about my experience of using Bray & Bray for conveyancing.
I used Bray & Bray twice so far and wouldn't go anywhere else as long as the same partner stays with the firm! I appreciate that the same firm may have both 'excellent' and 'poor' experiences depending on who you consult within the firm.
I have had horrible experiences with conveyancing solicitors in other firms in the past, mostly either due to them being non-responsive or not thorough--or both. **Neither of these issues occurred with Bray & Bray!**
The first time, I used Bray & Bray between 2017 and 2020 to repeatedly try to sell a horrendously complicated listed building--a nightmare spanning years of various sales falling apart due to planning matters, and with conservation intricacies--and once to buy a new-build conversion where the sellers were not keen to respond and it was like pulling teeth for my solicitor and myself.
I've been delighted on both occasions and never felt I had to chase, always had the information I needed and I found partner Amanda Sutcliffe especially insightful and skilled at getting these awkward deals done and dusted! I think she's a great asset to Bray & Bray, and a very friendly and approachable person to deal with too. We've communicated almost solely by email and it's never been a problem.
I especially value Amanda's obvious long years of experience in knowing the points of law pertaining to conveyancing 'difficult' sales and purchases with challenging land matters and unusual queries involved. Not once has she responded 'I don't know' or failed to answer in a timely manner.
Amanda also knows when to advise me to think carefully about a given situation, never shy to give advice that may protect me from years of heartache. I also find her positive and willing to push forward when it's difficult.
A highly thorough and competent professional and a credit to the name of Bray & Bray. (Oh, and my friend also has used the same partner for many sales and purchases and feels exactly the same).
Having seen the good and the bad of conveyancing solicitors, I would also like to add that I trusted Amanda Sutcliffe so much, this swayed me from buying in Scotland--where she couldn't have acted for me--and it brought me back to buying in England or Wales. Hence, I was only willing to buy in England or Wales this time, to ensure I was assisted by the right solicitor.
Truly happy and impressed--we got there again, Amanda!
