EXCELLENT SERVICE

In the past I had used a few other law firms and I found them all extremely slow, overcharging and slacking in the process of legal work. I have had an entirely different experience with BLB. I found my lawyer Catherine and conveyancer Kayleigh extremely efficient and dedicated. They have always been swift in responding to emails, calls and enquiries. I have had success in my case after a few disappointing experiences with other firms over the last 10 years.
I am a happy customer!!

Terrible communication, incorrect documentation and poor advice

They were very hard to communicate with and never picked up the phone even at critical points. We had to chase emails repeatedly and were very unlikely to get a response within 7 days. Lack of care and due diligence was perfectly demonstrated by BLB when they made different spelling errors on the same key documentation requiring three printouts in total.

A damp survey highlighted the need for damp proofing and that listed building consent hadn't been adhered to in the works. Poor advice and lack of knowledge dragged out the process for months. No progress was made and we received no reassurance from BLB on any of our concerns. After much back and forth with both sets of solicitors a retention fee was agreed by both parties so we could carry out the necessary damp work. We were forced into doing our own research, speaking with the council and property management companies regarding the listed consent issue.

When we came close to the date our mortgage offer expired, BLB were still incredibly hard to get hold of. We were still needing to chase repeatedly. We got our mortgage broker (who was brilliant) to help chase and without his help the sale definitely wouldn't have gone through.

We reluctantly paid BLB to limit the risk of the sale not going through. Once we had completed we were so tired and fed up that we didn't want to make a case against BLB to get our money back.

We got handed over to 3 different solicitors within a few months. We were first moved from Millie to Kayleigh. We were sent a lengthy email from BLB apologising for the lack of care and due diligence we had received from Millie and that we would now be looked after. Kayleigh became more and more distant over the period of a few months and became increasingly hard to get hold of. Having heard next to nothing for weeks and coming up to the end of our mortgage offer we were told that Kayleigh was ill and taking time off of work. We were subsequently passed on to Sophie Chard who was equally hard to get hold of and bordering on rude in the conversations we had. Sophie's lack of care and urgency close to the deadline was incredible.

Now that we are going ahead with the damp work on our flat, we contacted Sophie to access the funds that were retained from the sale. Sophie has told us that "there was no agreement for the sellers to pay anything for the damp proofing works". The amount had been agreed by both parties and how it would be retained. I don't know how this was ignored when all the paperwork was rushed through at the end. In the chaos of completing and exchanging in a rush towards the end we must have missed this ourselves. We should have learnt during the process that we needed to check and go through BLB paperwork very carefully to ensure everything was included.

We have been bitterly disappointed and saddened by our experience with BLB as first time property buyers.

Unprofessionally handled call - listened to them back-bite

Wouldn't recommend as unprofessionalism and lack of customer care and service was shown when 'Katie Lewis' was backbiting about me to her colleague. She must have presumed the phone call had ended and I wasn't listening, when she speaking extremely rudley and spitefully about me to her colleague.

Lorna Hewett and Pauline Passmore acted for me in the sale of a property I had previously rented. They were always professional. calm. efficient, prompt and knowledgable and I am really glad I chose BLB for the work. The charges were also competitive. I would certainly use them again and highly recommend BLB Trowbridge. And this was while the pandemic continued to put up extra challenges for all.

Do not use for conveyancing!

We used BLB for the conveyancing of our new build home. There was no chain so we thought it would be fairly simple but BLB made a series of completely unprofessional errors along the way:
- they included the details of another client's case in some postal correspondence. This included names, addresses, solicitor reference numbers etc.
- we had to check every aspect of the paper work in detail as they missed a chancel repair clause as well as making an error with our stamp duty liability.
- they repeatedly got my wifes name wrong in correspondence
- this culminated in them sending our mortgage money to wrong firm of solicitors on exchange day - it was only due to the firm which received the money being willing to liaise with the correct solicitors that we got the exchange at all - it went through at 6.30 in the evening by which point our movers had finished for the day and we had to find somewhere to sleep the night. BLB did not communicate with us and did not issue an apology.
Utterly ridiculous. Go with a different firm.

WORST SERVICE EVER. Avoid for your own sanity.

PLEASE AVOID. Couldn’t have had a worse experience. Gave the wrong advice, resulting in additional costs for me. Were unresponsive, rude and patronising throughout.

Expect to pay for a solicitor and be ‘serviced’ by legal secretaries constantly. Don’t know if it was just my solicitor (Emma) but the ‘service’ was horrendous and I wouldn’t want anyone else to go through it - buying a house is stressful enough without having being passed from secretary to secretary, them trying to charge loads more than the original quote, making costly mistakes and speaking down to you like you’re dirt on their shoe through.

Avoid.

Tried for three weeks to get a response to my enquiry regarding changes to a property lease.Despite being passed to a senior solicitor he did not respond to the original enquiry nor my reminders..I thought this was very poor service and totally unprofessional. Fortunately I located another firm who have
