Terrible communication, incorrect documentation and poor advice
They were very hard to communicate with and never picked up the phone even at critical points. We had to chase emails repeatedly and were very unlikely to get a response within 7 days. Lack of care and due diligence was perfectly demonstrated by BLB when they made different spelling errors on the same key documentation requiring three printouts in total.
A damp survey highlighted the need for damp proofing and that listed building consent hadn't been adhered to in the works. Poor advice and lack of knowledge dragged out the process for months. No progress was made and we received no reassurance from BLB on any of our concerns. After much back and forth with both sets of solicitors a retention fee was agreed by both parties so we could carry out the necessary damp work. We were forced into doing our own research, speaking with the council and property management companies regarding the listed consent issue.
When we came close to the date our mortgage offer expired, BLB were still incredibly hard to get hold of. We were still needing to chase repeatedly. We got our mortgage broker (who was brilliant) to help chase and without his help the sale definitely wouldn't have gone through.
We reluctantly paid BLB to limit the risk of the sale not going through. Once we had completed we were so tired and fed up that we didn't want to make a case against BLB to get our money back.
We got handed over to 3 different solicitors within a few months. We were first moved from Millie to Kayleigh. We were sent a lengthy email from BLB apologising for the lack of care and due diligence we had received from Millie and that we would now be looked after. Kayleigh became more and more distant over the period of a few months and became increasingly hard to get hold of. Having heard next to nothing for weeks and coming up to the end of our mortgage offer we were told that Kayleigh was ill and taking time off of work. We were subsequently passed on to Sophie Chard who was equally hard to get hold of and bordering on rude in the conversations we had. Sophie's lack of care and urgency close to the deadline was incredible.
Now that we are going ahead with the damp work on our flat, we contacted Sophie to access the funds that were retained from the sale. Sophie has told us that "there was no agreement for the sellers to pay anything for the damp proofing works". The amount had been agreed by both parties and how it would be retained. I don't know how this was ignored when all the paperwork was rushed through at the end. In the chaos of completing and exchanging in a rush towards the end we must have missed this ourselves. We should have learnt during the process that we needed to check and go through BLB paperwork very carefully to ensure everything was included.
We have been bitterly disappointed and saddened by our experience with BLB as first time property buyers.
