Repossession and money claims

I had the worst tenants at my HMO property, they were not paying their rent, were subletting, selling drugs from the property, anti-social behaviour etc. I started working with Akhil in January 2024 to help me in getting rid of the 3 nightmare tenants. When they were served section 8 and 21, they stated that they wont leave the property until bailiff attends. Akhil is a real professional, kind and compassionate. He guided and supported me throughout the process. Despite the backlogs with the courts and delays with bailiffs, Akhil succeeded with the 1st eviction within 4 months of starting the process, second eviction completed within 3 months and repossession and money claims for the 3rd eviction completed within 2 months from that. That is 3 successful evictions within 8 months of working with Akhill. I am an experienced landlord and have not heard of any other legal firm with this level of success in a short space of time. Akhil - I remain grateful to you for everything. Thank you.

N/B - Recommended Akhil to other landlords in my network and receiving great feedback already.

Fantastic Service

Edmund took on my purchase after the solicitor we were using could not complete. Edmund took this on and worked as quickly as possible and kept me in the loop as often as required. He was always happy to respond to any of my question quickly. I would look forward to using him again in the future.

Sales and purchase of property

I would strongly recommend the service provided by T G Baynes.
For over the last year, I have used them in the sale of two properties and the purchase of a new property. I have found them to be approachable, supportive and very well organised. Their approach makes the sales process a more manageable experience. I would not hesitate to use them in the future. Thank you.

Will preparation - Sion Roberts

I met Sion Robets whilst he was working for his previous company and was very impressed by his calm and knowledgeable understanding of the matter in hand. I therefore tracked Sion down to T G Baynes and he has now handled my Will and advised on another faily matter both of which I am more than happy with.

Called and briefly explained problem to reception who then transferred me to colleague who's phone went straight to voicemail so left my details, 4 hours later called again spoke to different receptionist explained problem again only to be told I don't know who you spoke to so you'll need to call back tomorrow, called back next day for the third time phone went straight to voicemail so much for "outstanding & swift service " very unprofessional. Took my business elsewhere.
