Disappointing Service from Maloco Mowat Parker Hinders Sale Process
Our experience with Maloco Mowat Parker unfortunately fell short of expectations. Despite promises of personalised service, the reality throughout the selling process was a series of concerning issues that ultimately led to us finding a new agent.
Unprofessional Viewings and Marketing Discrepancies: Potential buyers were presented with agents who lacked sufficient knowledge about our property, raising concerns about the quality of service offered. Additionally, the floor plan contained errors that required our intervention for correction. Notably, despite paying for a "For Sale" sign for the garden, it was never installed, instead, only a “Sold” sign was erected when an offer was agreed. Furthermore, on one occasion, we discovered the property left unsecured, raising serious security concerns. This inattention to detail created a negative first impression for potential buyers.
Unrealistic Offers and Buyer Prioritisation: During viewings and despite direction from us, Maloco Mowat Parker entertained offers well below the asking price in Scotland's "offers over" market, wasting valuable time for all parties involved. Even a serious bidder meeting the asking price was inconvenienced by an agent's tardiness, highlighting a lack of professionalism.
Convoluted Conveyancing and Communication Lapses: The conveyancing process proved equally frustrating. The assigned trainee paralegal was unreachable by phone, and emails often arrived at inconvenient times with limited response windows. Legal terminology was left unexplained, necessitating independent research on our part. This lack of clear communication significantly added to the stress of the selling process.
Buyer Demands and Imbalanced Service: Maloco Mowat Parker seemed more inclined to accommodate unreasonable buyer demands, such as retaining a significant portion of the sale value due to a minor historical extension. Only after demanding a face-to-face meeting with a director did we feel our concerns were finally addressed, highlighting an imbalanced focus on buyer satisfaction.
Sale Termination and Success with a New Agent: Unfortunately, the sale ultimately fell through. We disregarded the agent's advice, demolished the extension, and successfully relisted the property with a different agent who provided a more professional experience. This positive outcome underscores the importance of choosing an estate agent who prioritises clear communication and client satisfaction.
Recommendation for Potential Sellers: If you seek a smooth and stress-free sales experience, we strongly recommend considering alternative estate agents. Maloco Mowat Parker's communication lapses, disregard for our concerns, and unprofessional service significantly hindered the selling process.
