HOME PURCHASE JUNE 2024(WIRRAL)

In reviewing our experience with our solicitor; I can say that it was professional.Our SOLICITOR WAS ALWAYS AVAILABLE for advice and updates on our transaction. It was slow but in hindsight ALL paperwork has to be checked and verified.The delays were due to our local council encountering a high volume of searches on property transactions during this time. I would not hesitate to recommend TillyBailey & Irvine LLP.

Did the job!

The process was managed well but the initial online registration and form filling process was not easy. Whilst acknowledgement to our queries regarding delays were answered promptly the reasons were sometimes slow coming which may be attributable to the buyers solicitors. Some communications and requests lacked detail and needed us to seek clarification. It seems that email is the preferred communication as it was difficult to speak with anyone by telephone. The completion letter appears to be a generic template which did not reflect our circumstances. However, everything is now satisfactorily concluded.

Better nearer the end of the process but frustrating throughout

Having not gone through the process of a chain house move before, I was recommended this company for selling through my estate agents who were selling my house. Unfortunately I found the whole process particularly frustrating due to poor communication and lack of explanation or updates throughout the process. It felt like I had to do a lot of the chasing of estate management companies and supply my solicitor with the contact details of people to get in touch with to speed the process up, something I was paying them to do themselves instead of sitting in silence for weeks to months not chasing responses from different teams which miraculously seemed to happen as soon as I chased things. I put in a complaint with my estate agent due to them recommending TB&i and they filed a complaint. Following on from this the communication did improve a little better but this was only after my buyers then threatened to want to buy the house for 15k less due to my solicitors not having updated their solicitors to answers to their questions over the space of 3 months. Multiple times it felt like the solicitor didn’t really have my back either with helping with things. All in all a very stressful experience, one in which delays occurred causing me to have to pay multiple times to extend certain surveys too. Due to the poor communication prior to having to make a complaint I’m not sure I would use this company again unfortunately. Having said this, on the exchange and completion my solicitor did work hard and got everything through smoothly that week thankfully.

Poor communication

Very poor communication throughout.
Felt like the last days before completion were incredibly rushed, and left us no time to sort removal vans and help.
We were constantly chasing answers from our solicitors rather than them being proactive and reaching out to us.
Dealt with far too many people in our buying/selling journey, so no consistency. Practically no aftercare, felt like after we had paid our fees no one cared.
Numerous phone calls made to the office but no answers on several occasions.

I was encouraged to use these solicitors by my estate agent as it would make things smoother. I bitterly regretted this decision. It proved frustrating. I live in NE Lincolnshire, and had to do everything remotely. I would leave voicemails with the receptionists, and the solicitor herself, and my calls were never returned. Also, my emails were not always replied to. In fairness, when things got very stressful at the end, they were brilliant and I actually got to speak to my solicitor but this didn't make up for the frustrations I experienced earlier on in the process. If I had gone with our local solicitor as I had originally planned to do, things would have been so much less stressful for me. As I said at the beginning, I regretted going with them.
