Extremely happy with the service we received from O'Neill Patient Solicitors! Our solicitor Harry Thompson kept us updated throughout the whole process he has been very helpful answering all of my questions in speedy time and explaining things when I didn't understand, he was ready to complete a month before the rest of the chain, always very polite,

No stars!! Naa Brown rang me and promised me that the £140k from our house sale would be in our account by 5pm that day, 20th September 2024. Nothing arrived!!! The landlord would not accept anything less than the 12 months rent upfront that we said we would pay. Nothing 21st September!!! We have been left penniless, homeless and have had to put our 4 dogs and 3 cats into boarding. We have had to borrow from friends to be able go buy food. We are currently staying with different friends. If that money is not in my account 23/09/24 I will be contacting the local police and reporting you to your regulators. I certainly will not be recommending you. You have caused mental trauma to not only me, my husband, my daughter but also to my 4 dogs, 3 cats, and 2 rabbits. I now do not know where we are going to live. The boarding is costing us £100 a day. Watch this space!!!!!

Lazy liars

Absolutely obismal performance from oneils from start to finesh. Laura Ellis imparticular is close to completely useless. Was never EVER available to be contacted regarding serious matters and NEVER returned calls, emails, messages complaints you name it. Quite literally a total circus. They tell lie after lie after lie, work at a PAINFULLY slow rate, avoid avoid avoid, absolutely horrendous experience trying to work with them. Hands down the worst form I have ever had the misfortune of dealing with.

Worst solicitors i have ever dealt with

Right from the very start the service and speed at which these worked has been awful.
Its taken 14 month just for a remortgage, I've had to reply to the mortgage company twice to extend the offer.
then on completion they paid a credit account off and the original mortgage but managed to over pay them by £5k. Something so simple on the settlement statement from the creditor.
Its taken me nearly a week to get in contact with the bank and creditor to chase the over payments up.
After completion all i got was i'd have to chase everything up.

I can not strongly advice against using this company enough

Avoid this law firm if you are a reputable mortgage broker.

I urge any reputable mortgage brokers to AVOID this law firm.


We were appointed a case worker who seemed to work with no urgency for a remortgage.


- countless chasing via telephone calls

- countless answer phone messages left for which she said she did not receive

- would finally get through and she said she couldn't remember what documents we needed to submit so would email us.

- waited a week for her to tell us despite chasing

- she then said as per previous email please send (she never sent the previous email!!!!!!!)

finally we get a completion date after 7 weeks


she submits all the payments on our behalf - one bounces back.


but in the meantime tells the mortgage company everything has been settled.


It has been 8 working days and one payment has still not been settled.

Our first mortgage payment came out despite one payment not being complete.


The debt that required paying has now accumulated interest owed and an additional monthly payment. We will be seeking compensation because of their lack of due diligence.


Who in their right mind confirms with mortgage company before all bills have been cleared.

Poor service

Very poor and highly unprofessional service offered. Amongst examples of poor service I had the misfortune to handle with this company were the following:
1) Assigned case manager very difficult to contact. No direct line and numerous emails and phone calls go unanswered and replied to 7-10 days after initial sending.
2) Responses when offered show lack of knowledge which seriously undermines confidence in the ability and competence of case worker in dealing with legal matters.
3) Paper work for transfer to ownership in Title Deed were not filed with the land registry a full 10 weeks after completion of house sale.
4) Indemnity Insurance to protect against rentcharge actions were not taken until I requested for proof of Indemnity Insurance certificate, a full 10 weeks after completion of house sale. This is despite the insurance being charged for.
Overall, a very experience and a firm I will never use again for legal services

Unprofessional and time wasters

I was referred to O Niel regarding my remortgage and transfer of title deed by my bank .They instructed to get the app for quick processing which I did. But then they sent emails to upload documents on app and on the app the names were wrong .Had to call multiple times but u never get to speak to your case handler and messages don't get passed quickly. So it was a bit annoying until it got sorted.but that Is not the worst part .
Worst part is that after about 3 weeks of sending documents to and fro they closed my application one fine day saying there policies have changed and they can't act on my behalf. They wasted so much of my time and energy. I then went to a local firm and it was quite straightforward for them .
I think they just got annoyed as I kept calling to sort out things. Very unprofessional.

2 remortgage applications and impeccable service

First we only had our residential remortgage application with ONP solicitors, the services were so amazing with there online app and excellent customer service that the other BTL remortgage application with other solicitors felt inadequate, we decided to move our second remortgage application to ONP and especially requested for Abbie Jenkins, who has been a star coordinator and key to our inline documentations and complete readiness. Will not hesitate to recommend them further in our friends and family. good job guys, please doing business with you.

Dealing with their legacy 2 year slater

O'Neill Patient acted as my solicitor for a house purchase in 2021. Their performance at the time was very poor, but that is not the subject of this review.

I have now come to sell the property and have discovered that O'Neill Patient did not complete the purchase properly, and I have never actually owner a portion of land on the property, which has now caused a sale to fall through.

The requirement was made clear to O'Neill Patient as well as the fact that I would not complete unless it was resolved. The case manager assigned to me had very poor communication, but was made aware on multiple occasions of the issue. It has since come to light that I was mislead by my case officer in who the transfer agreement was being drawn up for (I had been told it was between the original seller and the neighbour), and that my name was against it, despite this never being communitcated to me. I was also then never sent the agreement to sign ahead of completion, but was told it was all sorted.

Upon coming to sell my house, I find that this was not done and as such my property is not worth what I paid for it. The actions of the case officer were appalling.

O'Neill Patient are attempting to rectify the issue now, but as mentioned above, sale of the property has fallen through because of it. They have insultingly offered after 8 weeks a full and final settlement of £250, and seem to be treating the matter as though it is a mild inconvenience...

Awful, underhanded and 0 customer service skills

Started off great, got introduced to an app which would hold all of our documentation which in theory sounded great. Initial sign up was seamless and we were really happy with the solicitors we had appointed. The problems began when my solicitor sent us chaser emails for documents that we needed to sign which “had been uploaded to the app” that were never there. We requested time and time again for documents to be emailed directly to us as there were obviously issues with the app. These requests were ignored over and over again. General communication was poor, I ended up doing half the work and research myself as we had something pop up about a coal mine on our survey.

Now well over a year we are still having issues with ONP as we are having some boundary issues with the neighbour so I purchased the title deeds to my property to find that they are still listed under the old owners names. I contacted ONP who assured me they had looked into it and there were large delays with land registry and that they have no control over how long land registry applications take - however I contacted land registry myself and was informed that ONP cancelled our land registry application in March 2023, so unsure why they deliberately misled me, have put in a formal complaint and will also be reporting to SRA/Legal Ombudsman

A buyer in our chain is using these solicitors and everybody is so frustrated with them. They have never provided a proper update. Their approach to the process is bizarre, and they appear to be blaming others for their lack of action. They will say something and literally a day later will go back on it.

Wouldn’t touch them.

We had a very good experience with our solicitors when buying our first home. Our case manager was proactive and kept us informed every step of the way, making the whole process clear and straightforward. Responses were quick which was reassuring and helped keep everything on track.

The app they provided was also a huge help, allowing us to check updates anytime and reducing the stress of constantly wondering about the progress. Overall, they made a complex process smooth and efficient. Highly recommend!
