Grade 2 listed and never pointed out. Avoid

I bought a house nearly 3 years ago now and used these to help me complete the purchase only to find out 3 months ago that the house was grade 2 listed and I was never told. It was never discussed at the time and now I'm told it was in the information. I should have read it. Being a normal working man I don't really get all the technical jargon that Solicitors speak so I didn't know. I feel it should really merit a conversation of its own. That a property isn't a normal purchase. I'm now in trouble with my local council and I am not happy. My appointed solicitor didn't really work for me I don't feel. Be wary of this happening to you. Unless you actually fully read page 12 sub section 3 and understand it. I trusted the process to point things out and fully guide me. Now I'm being inspected and have been told I could possibly face prison time. Read all fine print and be careful.

Deceptive company

Schofield sweeney is a deceptive and overpriced firm who are very unprofessional and their solicitors are greedy and only want your money and they will drag your case on for years in order to accomplish this.

We had a case that could have been solved in less than a year however a solicitor by the name of ikhlas Ahmed had dragged our case for 4 years unnecessarily and we were then passed around to different solicitors until we ended up with Duncan who took over the case. Even he had tried to drag the case on further however we had to take action on our own to sort it out.

They left our entire family distressed and sad for years just to make money for themselves. They charged us £37,000 for a probate case that could have been sorted in a matter of months and would have cost us a fraction of the amount they charged us. We had to complain several times until they reduced the price as a good will gesture.

The are a greedy and deceiving firm and I will never recommend anyone to use their services.

Disgusting Customer Service

Solicitor said she had all documents to exchange on our new house, then said she was missing a document (that she had never asked us for), meaning we missed the stamp duty deadline. 4 weeks later the same solicitor said she would deal with the document on Monday, turns out she's on leave until Thursday. The delays have reached the point that our purchase has fallen through because the people we're buying from can't keep waiting for her, and we're back to square one.

We've frequently had calls and emails ignored when asking for updates, especially over the last few weeks. Many of the delays have been blamed on working from home, but I don't see why they continue to work from home if it's causing delays to buyers? Feels like laziness to me.

If you want your purchase to run smoothly and quickly, find another firm.

Lazy, incompetent, appalling

This is a company to avoid at all costs.

The sale process on my house took 4.5 months from start to finish, with many of the problems because they didn't bother to look at any of the paperwork I sent them (which they initially lost - how do you do that with a jpg??), but merely responded to requests from the buyer's side. It should have taken no more than 3 months with competent, pro-active conveyancing.

If they paid you, the price would still be too high :). As a measure of how little they respect their clients, one can take the fact that they have opted out of having reviews shared onto FaceBook.

Appalling, misconduct reviews removed. Yet see response to them on review below

Atrocious. Sold house via Auction approx 7th December 2020. Three months later (9th March 2021), I have never had an update from this firm. The quote I was given via e-mail was exceeded on the contract, within their e-mails to me properties were misidentified in information transfers requests. Data was not collated correctly & repeated data already submitted was requested again (giving the incorrect property address in e-mail title). They were unobtainable via e-mail or Telephone. 14 e-mails were ignored & the only two calls I made to the firm were also ignored. They illegally cancelled the contract when I cc,d the Solicitors Regulation Authority into the e-mail when I found communication to the firm an impossible task a firm must have "good reason" for a contractual cancellation, they had no reason apart from me trying to clarify data, whilst I was being ignored. a partner claiming to "Had sight" if my repeated requests for clarifications, was also clearing viewing yet ignoring my repeated requests for clarification on instruction. Staff at the office were on two of the three occasions I attended, rude and unhelpful. Overall an unadvisable retainer of legal work. I switched to Eatons & immediately felt a sense of relief with their professional courteous & helpful manner. Never mind 60 plus positive reviews, in lieu of the 6 or 7 Negatives on Schofield Sweeney which include SRA impropriety at the Christmas Party by Partners at the firm.

Quote:
James Staton
Partner
Litigation
"So far as the allegations matter to which you refer is concerned, if you have read the matter in detail, you will have realised that the incident which led to the complaint and the decision of the SRA/SDT occurred before the person who was the subject of the complaint joined this firm. Furthermore, the issue has absolutely no bearing on the handling of your matter."

So they hired a person with previous behaviour of Misconduct. This sums the company up in a single action
