We needed a very fast conveyance of 5 weeks from start to finish to obtain our new house. There were 5 parties in the chain and the work required to keep all parties on track with a view to completing in 5 weeks was considerable. There were two solicitors representing Cunningtons. Firstly, there was Tahira Khan - she completed the paperwork, ie searches, general enquiries etc in record time and kept ourselves, other parties' Solicitors and Estate Agents all on side. Over a period of 3 weeks Tahira prepared everything ready for exchange during the fourth week and completion during week 5. Tahira was on leave for week 4 and she left a comprehensive set of notes for her temporary cover. Tahira was substituted by Ravi Kale an extremely capable locum solicitor. The week to contract exchange needed someone who was cool but firm and in control and indeed someone who knew exactly what she was doing. Ravi Kale was perfect for this role and she was thorough, guided us through to contract exchange during week 4 explaining everything step by step as we went along. Both Tahira and Ravi are a credit to Cunningtons Solihull office especially their friendly and accommodating manner and their efficient way of working. We could not have achieved the conveyance of a chain of five within 5 weeks without their help.
Thank you all. Would we use Cunningtons again - definitely!

Obviously this firm works on quantity of cases over quality. Poor service, bare minimum work completed, no support or advice. If you have problems they simply hide behind their terms and conditions. Save yourself the worry and avoid.

Miserable service form start to finish

I went with Cunningtons because they were the approved conveyancers for McCarthy Stone. I assumed they would be familiar with the leasehold process and would have sufficient experience in this sector to deal efficiently with my case. How wrong I was. they were completely passive through the whole process. Not once did they communicate with me either by email or telephone without me instigating the contact. I never spoke to the conveyancing solicitor once, always being transferred to a junior clerk ( I assume they were because they never introduced themselves) After completion, they came back to me after a month asking for an £800.00 retention they had failed to account for.

Shocking service

My experience with Aymer Hutton at Cunnington's has been nothing short of horrific. I only used this firm as they were recommended by my estate agents and I now know it was down to them looking after each other at the cost of the client.
I have lost count of the issues I have had during and post purchase of our property with this organisation. I am currently in a position where seven months after my purchase completed, I have been informed the previous owners have a private charge on my property which should have been removed prior to completion via application to Land Registry. I have asked Aymer Hutton (my conveyancing solicitor) to provide me with an explanation as to how this was overlooked and I haven't received one, not even an apology for the disastrous service and all the oversights and errors. We have today contacted another firm of solicitors to seek reimbursement and compensation for all the financial loss we have encountered as a result of using this highly unprofessional firm.
Five months after completion Cunningtons still held some of our sale funds on file without notifying us they had done so even after we requested they were to release all funds. Once we realised the figures didn't add up from our sale, we had to chase them to have the rest of our sale money returned to us.
We also moved into a property that had not been emptied out. Our new home also had a boiler that was not working upon moving in. Cunningtons did not request for any paperwork or confirmation from the sellers that any appliances would be in working order. They have not helped us in any way with any of the issues we have experienced as a result of their negligence and corner cutting during the conveyancing process. We honestly can't express enough how terrible an experience we have had with cunningtons. You will regret using this firm. The stress and upset they have caused is unbelievable and their way of dealing with it is to simply ignore the customer once they have been paid. We highly recommend Ward and Rider Solicitors who we had previously had a fantastic experience with during several sales and purchases. Unfortunately they were inundated and could not fit us in during our sale and purchase but we now wish we had chosen to be added to their waiting list.

Worst property solicitors

These are the worst solicitor's I have encountered in my years of moving houses.

They are Incompetent, slow, and you can't get hold of them once they have some money off you.

Their lack of communication is unbelievable.
If you want to delay your sale or have your sale fall through (as we did), these are the people for you.

Rent payments and court claim

We had problems with a tenant refusing to pay rent and claiming an exterior leak rendered the property uninhabitable. Cunningtons provided us with reassuring and sensible guidance under quite stressful circumstances and were able to ensure all the rent due was finally paid. When the tenant made a court claim against us, Jon Stock represented us and secured a judgement that included our legal costs being re-imbursed by the tenant. His assistant, Kimberley, was also very helpful.

By far the worst solicitors I have ever used.

By far the worst solicitors I have ever used. Everyone is aware that buying/selling a home is stressful, but Cunningtons made it more stressful than I could ever imagine. They were rude, lacked ability to do what was needed accurately, non-responsive and slow. They couldn't even get our names correct on multiple legal documents and in order to get things across the line, I ended up having to proof check their work for them and write a letter asking them to copy and paste onto their letterhead and sign (because they couldn't figure it out themselves). I raised a complaint which wasn't handled correctly. Absolutely not the service anyone would expect to be acceptable and will be advising absolutely everyone to avoid.
