The first solicitor we were assigned to (September 2024) i am convinced was a junior, had no idea what they were doing. When we pulled out of a sale and found a new property, this solicitor advised us she couldn't take on the case until we had been introduced my a mortgage advisor. Luckily we already had one who had never heard such a thing.
We were then passed between 5 different solicitors as if each one handled a different area of a sale, so trying to contact them was impossible. Everything has to be done through their App, which meant messages could be sat unread for weeks.
We contacted them every week for 6 weeks and heard nothing back from them, we had to ask our mortgage advisor to phone on our behalf to see if they could get a response. When we did get responses they were purely generic.
We had specified to complete in January, up until the 15th January we still had no idea where we were up to. Out of the blue we were then given a completion date of February.
The week before the completion date, the estate agents (for out sale and purchase) advised the solicitor had still not agreed the completion date.
The completion date was set for a Friday. On the Monday we found the solicitor had still not agreed the completion date, on Tuesday the solicitor advised we would have funds leftover, which we knew to be incorrect as we would need to be sending them more funds. Turns out the solicitor had done absolutely nothing in regards to paying off our Help to Buy. On Wednesday the solicitor decided they need proof of funds for where the extra deposit is coming from - we had been saying this since October, and asking for the forms since December, and now two days before completion this is asked for, if it wasn't for us being tech savvy this would not have been possible as the funds were a gift from parents down south. Thursday we then find we have not exchanged still, and the changes to the contract that were necessary had still not been made regarding funds being kept back from our purchase for repairs. Friday we miraculously completed. two weeks later we receive an email to say they did have funds left over and where to send. we asked for clarification on these funds as we were not expecting anything back. The funds arrived in our bank account with no communication; we therefore assumed they were the funds from our purchase to cover repairs. We then received a letter saying the case would be closed at the solicitors as everything was now complete. A month after completion, we have received a letter from the old mortgage saying there is still monies outstanding so the mortgage is in fact still open on the old property. I have emailed the solicitor for why this has happened, or how this is possible, but have received no response.
I would not direct my worst enemy to this solicitor. Utter shambles!
