Withholding information

Pellys Hitchin Acted on my behalf - there were issues outside of their control so not too much of a concern there; delays happen. However, I have afterwards attempted to obtain some correspondence that they submitted on my behalf and my request was passed to their Data Protection Officer, Ian Kettridge at the Bishop Stortford branch.

I strongly believe that they have been intentionally misleading with me and dishonest in an attempt to avoid providing me with my information. Mr Kettridge even claimed on one day that he had my request printed off and he would be replying within 1 working day, and then several days of chasing later, he finally returns my call and admits he has no idea what information I was asking for.

I have submitted complaints to the Information Commissioner's Office, to Pellys themselves, and reported them to the Solicitors Regulation Authority.

I am not sure what they're trying to hide but they're approach and lack of explanation for the same has left me seriously concerned.

One of the employees admitted that they have no training in the GDPR (data Protection) despite training being, as I understand it, a requirement for businesses in the UK - and I would have thought data protection compliance should be important to a law firm.

I will willingly remove my review of their service if they comply with my request for information.

Bad experience for conveyancing

I wouldn't recommend Pellys, I used them for my conveyancing and had quite a bad experience. The whole thing took 4 months and a half despite not being in any chain, I had to phone my leaseholder myself as Pellys was just ready to send yet another email to follow up after 1 month without any feedback, and just to discover that a letter had indeed been sent but conveniently never received by the solicitor. I also been blatlantly lied to when given an exchange and completion date on the phone, only to be told that nothing was ready when I showed up at the agreed date for signature of the contract. When things finally went through 4 weeks later, Pellys forgot to let me know that my mortgage repayment would still be transferred by the bank even after completion, which put me in overdraft as I wasn't planning for it. All over, these 4 and a half months have been very stressful and not a very smooth experience at all.

Excellent Solicitor

Claire Bell at Pellys has recently completed the Transfer of my fathers property. To make sure we completed before the increased Stamp Duty deadline, she and her team went above and beyond to complete the transaction. She was extremely professional as well as very friendly and informative and we are very grateful.

Pelly’s conveyancing team

Very happy with Claire Bell and the team despite pressures caused by new stamp duty rules and charges coming into force 1st April 2025.
Claire is a great leader of the team and her professionalism shines through when it really matters. Claire is dogged and focuses on detail and leaves no stone unturned. She is so good at knowing when to push the other side, which paid dividends for me.
I thoroughly recommend her to be your conveyancing solicitor.

House purchase made easy

Claire Bell and her team have been absolutely fantastic in helping me and my partner buy our first home. From initial conversations to completion, she and the team have always been on hand and going the extra mile to help us complete in a very short period against a challenging time pressure. Claire went above and beyond at every step, making sure that every element of the purchase went smoothly and her attention to detail has been extraordinarily helpful. I know she was buys during this time, but she always made time to answer questions and help manage the complicated the process. Highly recommended.

Excellent Service

We recently sold our house and we used Claire Bell as our solicitor (Biggleswade Branch) and we cannot praise Claire and her fantastic team (Bev, Sarah & Michelle) highly enough.
My daughter had previously used Claire to represent her when she purchased her house, and recommended Claire to us.
We found Claire to be extremely professional and knowledgeable. She lead us through every step of the way ensuring we were fully informed, and I’m pleased to say everything went through without a hitch - so many thanks Claire and your lovely team

Conveyancing services review

I used Claire Bell for conveyancing services.

Initially, the team had transferred from Motley and Hope whom I'd used in the past to purchase my first home.

From 2 previous sales that fell through, to say Claires team were on a journey with me on my 3rd try would be a bit of an understatement.

The transaction was a long process, just over 6 months. We encountered a lot of hurdles with the sellers of the property I was purchasing and silly issues with the solicitors acting on my buyer.

The team were responsive and kept me up to date usually via email. For anything urgent, I'd always requested they'd phone me and they did.

We did have to put up with a horrible sales progressor acting on behalf of the sellers for the property I was purchasing who made personal attacks on the legal team which really infuriated a lot of us, but Pellys were always professional in their responses.

Towards the end, there was a big rush for us to get all things done towards a deadline as mortgage offers were due to expire for my seller and myself, as well as having a seller sitting across the world who'd not returned a signed contract to their solicitors which restricted us from exchanging a day before the deadline.

Claire was fantastic as she pushed the sellers solicitors to contact their client in the middle of the night in their part of the world and get them to esign the contracts to get this deal done.

Claire was following through with everything to the end and I knew I'd always made the right decision sticking with Claire and her team.

She was dedicated, friendly and professional in her services.

I'd recommend Claire for her perseverance and negotiation abilities too which impressed me.

Would I use this team again, yes I would. They did look out for everyone's best interests.
