I think it is a total waste of money to deal with this firm, unfortunately. Our purchase has not been completed, no completion date was set as the vendor could not break the property chain, however, addition to the solicitor fee, they charge you for different other costs (which are mainly administrative in nature) under the label of "preparatory work" even if there are absolutely no results (it's in their terms of services that they are entitled to charge you for all their incurring cost up to the point when the purchase fails). We are not satisfied with the overall work of Nicole (our solicitor at this firm)
We do not feel that she represented our interests effectively, e.g. 2 surveyor reports showed issues with the property, which we raised to her, but apart from sending an email to the vendors' solicitor about the issues we raised and accepting their refusal to correct them, she did not do anything on our behalf (literally, the vendors' solicitor sent 1 sentence responses to all the points we raised, e.g. that the vendor refuses to do this/that. I think you would expect your solicitor to challenge this and try to act a bit more pushy way on your behalf, but nothing like this happened) We think our estate agent put much more effort in making the purchase successful (e.g. the agent tried to negotiate with the vendors on our behalf, whilst the solicitor did not do much..of course, as solicitors would get paid regardless whether the deal would go through or not. It was an expensive learning experience, next time we would go for a NO SALE NO FEE solicitor) There are better solicitors who don't charge until the completion which is fair if you're buying a property.
