Would not recommend
Used this firm for our first house purchase, did not feel supported at all and had the added stress of coronavirus. Took days to reply to emails, would never return a call and was not at all personable. As first time buyers we didnt have any idea of the conveyancing procedure, luckily the estate agents were happy to answer our calls and emails. Would never use this company again and would not recommend.

Thank you for taking the time to leave a review. We take all feedback seriously as we aim to provide the very best possible service and you will see from our reviews and even during these unprecedented times we have been able to maintain very high standards of client care and are award winning in this regard. I apologise that you felt that your expectations were not met albeit its needs to be put in context of the impact of COVID-19. It has been challenging to maintain our incredible high standards of communication. You will be aware, as we advised all clients that government restrictions prevented property transactions from taking place between the 26th of March and the 21st of May 2020 save for in exceptional circumstances. This was a period of 8 weeks when the property market ground to a halt with very little that could be done. This has had a significant impact on all parties to a transaction of which we have also been affected. We had to furlough several our team, but we left in place sufficient staff to try and progress transactions so that we could get people into their new homes as soon as lockdown was relaxed. Resources had to be manged to allow us to prioritise matters. All parties in the transaction have been in the same boat. The seller’s solicitors also furloughed staff, including the conducting fee earner which meant that we were not getting responses as we tried to progress your matter as quickly as possible. Despite this, across the board we have manged to keep to our advertised service levels 97% of the time. Of course it’s not been possible to deal with all enquiries as quickly as we ordinarily can do but the majority of our clients have been patient and understanding that this is a situation than none of us have ever faced and one that was and still is changing every day. Despite the all the difficulties we have had to deal with every inbound call during this time was answered within 10 seconds, we maintained our online chat 24 hours a day 7 days a week and of course clients could track their transaction progress using our dedicated mobile app. Clearly during the 8-week lockdown of the property market there were effectively very few updates, but we note that during that time your case progress was updated in our App a number of times which showed that despite everything progress was still being made and to suggest otherwise is simply misleading. We are aware that very few other firms have been able to maintain such service levels during the height of the pandemic. Outside of the current situation the national average to complete a purchase is 16-18 weeks. At the outset we provide full information as to the process and average timescales. Our mobile phone app also clearly has the key milestones and what the stages of the transaction are. We also indicate that we that we can complete transactions on average 12-14 weeks which is well above of the national average. In addition, Cíara personally explained the entire process with you at the outset. We note that your matter was completed exactly 11 weeks and 2 days from instruction. When you factor in that there as a standstill of 8 weeks during this period this is nothing short of remarkable and is akin to completing in just 4 weeks. We were able to progress your matter to the extent that completion took place just 10 working days following a nationwide 8-week property transaction shutdown and in the midst of a global pandemic. This has only been achievable due to our investment in market leading systems and technologies and by having an exceptional and award-winning team. We also note that at no time did the service you receive result in your making any form of complaint to our very oppose and transparent complaint service. Considering all the above, it is very hard to see how the service that was provided warrants just one star and such scathing criticism. It does a massive disservice to our dedicated team who are working in incredibly difficult circumstances to assist all our clients to the very best of their abilities. This whilst being away from the normal office environment with number of key members of the team having to be on furlough.

Anxious first time buyers
Ah BLJ were a joy to work with throughout our first time buying process. We first dealt with Sam who was reassuring and explained everything well during such an uncertain time, then due to COVID-19, our case was handed to Cíara halfway through the process yet she was always up to speed and right onto anything we enquired about. Buying our first home during a global pandemic whilst pregnant was absolutely terrifying but no question was too big or small for Cíara and she always made us feel at ease. Everything went through on time with no hiccups and I cannot reccomend Cíara or Bell Lam & Joynson enough! Thanks

1st time buyer
Ciara was very helpful and always replied quickly and always kept me informed with what was going with the purchase of my first house. As a first time buyer I was often overwhelmed and worried but Ciara kept me at ease and made the experience much more pleasurable.

Overseeing house purchase
Ciara provided great service & support throughout the process of purchasing my new house.
As a first time buyer she kept me up to date in regards to the remaining steps before completion could be achieved. The process was a frustrating one due to a probate process but one which was out of Bell Lamb & Joynson’s hands and Ciara was in regular contact with me to inform me that she was chasing up for updates on a regular basis.
Ciara really pushed for completion with a tight timescale due to the mortgage offer expiry date and kept in constant contact to ensure that I was well aware of the latest situation. Completion was achieved on time and was handled efficiently and professionally.

Housing Purchase
Ciara was excellent. Communicated all the relevant information over in a concise and clear manor.
She did her utmost to get the case through - and even pushed for results and the required documentation from the other side.
She also offered great advice in a timely manor as to how to proceed at key decision points.
All in all Ciara and the supporting team were a pleasure to deal with, and delivered great results on incredibly pressing timescales.
Would recommend to anyone who is buying/selling in the Merseyside area.

House purchase
Everyone I ever dealt with at Bell Lamb & Joynson were extremely helpful. Tia was always helpful and replied quickly
Ciara and Rachael handled my conveyancing and I can’t recommend them enough, always polite, professional and friendly. Both came back to me extremely quickly and nothing I asked was ever too much
