The buyer's solicitor identified an error on the Land Registry plan that had taken place when the property first passed from District Council ownership into private hands. This was not at any point disputed by the Council who were very cooperative from the outset and prepared the necessary documentation for correction within days.
The solicitor was however clearly completely lost as to how to process the change and NOTHING happened for many months as a result. The fee went up from £408 to £1608 for the snail's pace processing of an undisputed amendment and in addition I personally incurred costs approaching £5000 largely as a result of capital gains tax law changes and overseas tax implications as well as council tax obligations on the prolonged ownership of the unoccupied property.
I was so lucky to have such a committed and patient buyer but cccepting this "cheap" quotation was the worst financial decision I have made in my entire life.
