Did what was requested
I needed help with a fairly complex situation regarding my property. Sam understood the issues efficiently and drafted appropriate letters and communications promptly. Frustratingly however we were unable to unlock the resistant other party without the need to go to full on litigation, which I chose not to do.
I would have welcomed being kept informed throughout of the accumulating charges, and also do not understand why methods of payment are not supplied with the final invloice.

Excellent handling of a Statutory Lease Extension

Excellent
As a Resident Freehold Company set up to solely manage our building, we found ourselves in a difficult situation with a fellow Lessee’s nonpayment of their portion of costs towards the Building – leaving us all to pick up their share and presented problems to Lessee's when trying to sell their homes. None of us have any legal background and were in the dark, making no progress until we were introduced to Sam Dawkins. Sam was a pleasure to deal with, holding our hands through a difficult process, whilst providing a compassionate, knowledgeable & cost efficient service. A difficult tenant eviction
Sam's clear and concise advice from the outset gave us confidence that the matter would be handled correctly and that we would be successful in getting our property back. There were a few challenges along the way not least of which the tenant was able to secure legal aid funding to fight the eviction, which meant that the matter dragged on for far longer than expected, however, Sam’s advice never waivered, and we were reassured that the tenant’s defence was flawed. The case eventually went to the Court of Appeal where we were successful and a point of law was determined in our favour.
Sam also handled the subsequent claim for our legal costs, which was completed and settled very quickly.

Outstanding service
Sam has recently reviewed and constructed some legal documents for me. She provided an outstanding service. Sam not only drafted what I needed but listened to the requirements and advised me on some points I missed. She was professional and efficient.
