Probate

Once again Emma Gardner has worked very hard to help our family go through another probate situation. She has kept us up to date all the way through and though at times it has been difficult, Emma has made the experience easy for us. I have also used HCB for other things like buying and selling a properry and the service has been first rate on every occasion.

Efficient and understanding

I was supported after the death of my Mother during probate and then to sell mum's property. Both Emma and Jayne took the time to answer my questions and guide me through the process. Thank you, for your understanding and for being so efficient.

First Class help from Emma Gardner

The help, advice, guidance and support provided by Emma in dealing with my mother's affairs after her death last year has been invaluable. She was professional and pragmatic and kept me well informed throughout. She navigated through the twists and turns that cropped up with wills, probate and Deeds with ease so that my mother's final wishes were delivered.

I fully recommend Emma Gardner without hesitation.

Our final move

Had used the excellent Billson & Sharp Solicitors for our first house purchase many years ago and had believed that they were not in the business any longer so were really glad to find out that HCB had taken them over a few years previously.

The conveyancing for both the sale of our house and purchase of a new one was undertaken by Jill Hames and both my wife and I were pleased to find that the friendliness and professionalism are the same now as they were back in 1995. As a result we wouldn't hesitate to recommend this fantastic company.

John Sumner -the first conveyancing solicitor to 'delight'

This feedback is specific to John Sumner, a solicitor working in the Residential Property Department at the Evesham office.

John Sumner represented us in the sale of our property in October 2024, and his service exceeded all expectations. Over the years, we’ve dealt with numerous ‘traditional solicitors,’ but none have ever truly impressed us—until now. John was the first solicitor to genuinely delight us with his professionalism and dedication.

He took full ownership of the property sale, closely monitored progress, and provided honest, well-informed advice on the best paths to completion. In stark contrast, the seller’s solicitor was incredibly slow, taking 26 weeks to finalise a straightforward, no-chain sale (appropriate feedback will be shared regarding the performance of the opposing solicitor.)

Without hesitation, we highly recommend John Sumner as your first choice for selling your property.

Update: Avoid Mortgage Services

Don't use their mortgage services.

They'll be extremely slow to reply and they'll let your fixed rate expire leaving you on the hook for a few months. My mortgage went from £900 to £1900 as I got put on variable rate.

They had 8 months to sort it out!

Now I'm in debt and my credit score was severely impacted!

Update: Raised a formal complaint - was sent to their "independent" complaints handling called Resolve Legal and of course I was in the wrong by not spotting their wrong dating of 1st of November. Stay safe out there, they are the law in the end.

Don't use their mortgage services.

I've involved them 8 months in advance to sort out my new mortgage offer before the end of my fixed rate.

They completely messed it up and it ended up costing me £1000/month more until my new mortgage offer was applied.

Poor communication and timing! I'd do a better job for sure!

Never ever ever again!
