I used this solicitor to sell my house and purchase another house. Hannah Pilkington was the solicitor and Amy was her assistant. It was always Amy that I had to deal with even though Hannah said she was my solicitor and she would be taking care of the case. The house I was going to purchase, I found out through independent research that the row of approximately a dozen trees at least 70 foot tall all had Tree Preservation Orders. This I feel should have been identified within the search as the trees lined the side of the drive of the bungalow. When I contacted Watson and Ramsbottom and said about the TPOs, Hannah said that nothing showed up in the searches!! I explained I did a simple search and identified that they all add TPOs. This should have shown up in the survey and I would not have continued with my purchase. I did tell Hannah this, and she said I still have to pay!! I also have to do my own research on who was responsible for the dry stone wall that extended down the side of the bungalow to the bottom of the garden, the garage and further down. Amy told me that nothing was on the deeds, and she presumed it was my responsibility!! I said this was not good enough and I proceeded to find out for myself. Amy also said that the deeds are gone ‘silent’ so again, she presumed it would be my responsibility!! It later transpired, it was the homeowner at the bottom of the private lane that was responsible for the Drystone wall. I am bitterly disappointed at the service I received and do not feel I should have paid for the purchase of the bungalow that I never proceeded with once I discovered everything myself. Also, I hand delivered all the requested signed legal documents. Amy telephoned me and asked if I would send them again. I explained I had already delivered them by hand and suggested that they find them. I received a phone call a couple of hours later to say that they had been located!!
Absolutely useless!! Avoid!
