My estate agent recommended Shoosmiths Manchester, which has good reviews. However, they farmed my case out to their Northampton branch, who were unspeakably bad. Along with appalling communication and lack of response to my queries, on the day of completion, they FORGOT to transfer funds for my purchase, until chased by the estate agent at 4pm, almost leaving me in limbo! The company as a whole does not deserve your custom.

When our estate agents recommended Shoosmiths (Northampton branch) we thought ok why not seemed reasonably priced and our buyers were also with Shoosmiths, so it would be a quick process. From the start in Sept 2022 it took Shoosmiths 3-4 weeks to make contact with us, only after we got fed up waiting and we informed our Estate Agents and the seller's Estate Agents we were switching to another solicitor as we haven't heard anything from Shoosmiths. The sellers agents intervened on our behalf to get them to call us and send the legal documents. From then on all was going well until it wasn't - all our documents were uploaded to there website, we have a mortgage in place which is due to expire in the next couple of months. All of the legal searches and paperwork between by our seller's and buyers solicitors have been completed. Still the contracts have not been exchanged or given a completion date.
I emailed our solicitors yesterday to see how long do we have to wait before they exchange contracts and give us a completion date - there response "where is our source of funds coming from" quite clearly I was furious to say the least and lost my temper with them - I have literally given up. I can't see us moving anytime soon if ever.

Frustrating and no customer service

We recently used Shoosmiths for purchasing our property. We were not impressed. Everything seemed to take an age, they’d sit on responses for weeks before looking at them and only actually made any progress when we continually chased. It became a full-time job calling them daily to make them look at our file. They missed things, forgot things, and we were made to feel like an inconvenience for asking them to do the work we were paying for. It was extremely difficult to get a response by email and often those who answered the phone couldn’t help. We were passed from person to person, no one seemed to be responsible for our case. The whole transaction took a lot longer than it should (nearly 5 months) despite there being no chain, wholly down to Shoosmiths lack of engagement.

Just plain awful - never go with them, you will regret it.

I sold my property subject to contract in June, it’s now end of October and still nowhere near completion.

First of all, anyone at Shoosmiths is almost impossible to get ahold of. Emails often went ignored - when calling I wouldn’t be able to get through so it would send me to a switchboard which would often just hang up on me. When I did get through, the person would try to put me through to my solicitor and they were never available and the call just ends.

Second, I went months without any contact with them and had no idea what was happening despite chasing. I asked for a completion date of August 16th 2022, it was never acknowledged and I was never told it wasn’t possible. After I complained, they told me the completion date average is 18 to 22 weeks but they did not tell me that at the beginning of the sale and so I had arranged everything needed for the August date. I moved into my new property in August and had been relying on the sale to help me with costs etc of the move plus costs of living - I am now in financial destitution due to the many months it has taken to move even a step forward in this sale. Had I known the sale would take this long, I would not have moved or quit my job, which would have saved me money in these last few months. I am scared the buyer will pull out due to the length of time, leaving me in an even more difficult situation.

On top of this, I was told that they were waiting on one piece of paperwork and the sale could go through. I provided the paperwork only to be told I needed to provide two more things PLUS they were waiting on another piece which they had requested TWO MONTHS ago and simply never bothered to chase up. The only reason they seem to be doing things now is because I am literally badgering them every single day for an update. I’ve even done some of their job for them and called the places the paperwork needs to come from!

I honestly regret choosing Shoosmiths and the amount of stress and anxiety they are putting me through. So please, do yourself a favour and do NOT choose them to be your solicitor when trying to sell a property.

Awful experience

Me and my wife used shoosmith’s to by our house. The whole experience was shocking. Firstly, the communication was poor - we were rarely able to get hold of anyone and we rarely received a call back. They lost paperwork on numerous occasions, only for it to be found days later in a post room or mixed up with other paperwork. We kept getting promised exchange dates, only for them the realise that they hadn’t requested the correct information. Our move was delayed by two months due to our solicitors. Sometimes when speaking to the solicitors, we were made to feel like an inconvenience to them, despite pay them a lot of money for a service. We finally got to our move day and Shoosmith’s sent the incorrect amount of money to the estate agents, leaving us standing outside our new home for hours. We will never use shoosmith’s again or recommend them to anyone.

Extremely Efficient

We have dealt with Shoosmiths last year and again this year. They are very quick sorting out transactions and had no issues at all with delays of any kind. They are always available to assist.
Excellent convoyaging company. Highly recommended.
