Generally speaking, the fact that you need a solicitor at all means you're in trouble of some kind. I had a tenant who did not pay his rent, ignored notices to quit and basically refused to acknowledge my existence. Ms Thomas finished the paperwork, arranged representation when it went to Court, (I live some 200 miles away) and generally took took the stress off my shoulders. I was made aware of the Court outcome within minutes of the hearing, and she achieved what I had been trying to do for over a year.
I would use Actons again (but hopefully won't have to)
