Land Dispute - Adverse Possession / Alleged Prescribed Rights of Way
As a couple with almost 30 years of combined post-qualification experience as solicitors, we would like to share our outstanding experience being represented by Joanne Ellis from Stephensons Solicitors during a complex land dispute involving several neighbours and issues of adverse possession and prescribed rights of way.
From our very first consultation, it was clear that Joanne possesses a profound understanding of land law, particularly in niche areas such as ours. Her expertise was not just a reassurance; it was a cornerstone of our strategy as we navigated this sensitive and complicated situation.
Joanne provided us with clear, insightful advice tailored specifically to our circumstances. She took the time to thoroughly investigate every aspect of our case, ensuring that no detail was overlooked. Her strategic approach and meticulous attention to detail was outstanding.
What we appreciated most about Joanne was her ability to simplify complex legal concepts. She communicated every step of the way, ensuring we understood our options and the potential outcomes. This clarity gave us the confidence to make informed decisions rather than feeling overwhelmed by the complexities associated with this area of law.
Throughout the process, Joanne advised us clearly and it was evident that she had our best interests at heart. Thanks to her diligence and expertise, we were able to avoid settling for unfavourable terms and instead reached a resolution at the Land Tribunal whereby we had successfully won our case.
We wholeheartedly recommend Joanne Ellis to anyone seeking a solicitor with profound knowledge and relentless dedication to her clients. Her professionalism and commitment to achieving the best possible outcomes for her clients truly set her apart.
Thank you, Joanne, for your exceptional guidance and support throughout this process!

Property issues and Divorce advice
I am overwhelmed by the help and support from Joanne Ellis and Anita Bollard and Solomon Ako. I was emotionally attached and needed clear and consise advice, which was provided and I was able to make an informed decision on behalf of my sister, as I am her lasting power of attorney. Thank you so much.

Divorce and property
I was let down by my previous solicitor, which prompted me to find a new solicitor. Stephenson's was willing to work for me. I am my sister's lasting power of attorney and everything surrounding her was extremely complicated and I was emotionally involved and I needed a legal opinion, not from family, in order to move forward in the best interests of my sister. I am extremely grateful for all the advice and support I was shown. I would wholeheartedly recommend Stephenson's. Thank you.

Restrictive Covenant Dispute
Joanne Ellis provided great support throughout what was a lengthy and complex dispute . Joanne is a very professional operator - without her wise counsel from our first point of contact to conclusion of the case , we would have found ourselves in an invidious position . Her calm , authoritative, measured approach were much needed and very welcome during an extremely stressful situation .

Dispute Resolution with Tenacity!
I was involved in a long running dispute re trees causing damage to my property, but the Local Authority failed to engage and resolve the matter. Initially the services of another firm of solicitors were employed, but the solicitor never once spoke to me and other than writing to the LA, they did not further the matter when the LA failed to respond to them. Consequently the case was taken over by Joanne Ellis at Stephensons Solicitors. Joanne regularly updated myself and when necessary ,we had Teams conference with experts whose opinion was sought in the case . Joanne is clearly an expert in her field, and she was tenacious and was very instrumental in advancing the case. I would have no hesitation in recommending Stephensons Solicitors, and in particular Joanne Ellis.

Land Dispute
Joanne Ellis has been helping us with a very complex and difficult land dispute between a block of apartments and an adjourning landowner. This has been very stressful for residents and Jo's expertise and forthright approach has helped us enormously get to a result that we are all happy with. I would highly recommend Jo. She is very pragmatic, lovely to deal with and most of all, extremely knowledgeable in her field of law.

Game changing expertise
Joanne Ellis provided the exact expert advice and instruction to me to help me end a 6 year dispute regarding neighbouring dangerous trees.
Without her input, I would just have been another layperson trying to get the council to intervene without success. Often, it pays to invest in a good solicitor to elicit action , so it is money well spent.
Thanks so much for being professional attentive znd value for money!
