Dear Miss Moylan,
This is not the appropriate forum to discuss your particular matter but we will say that your statement on the advice provided is inaccurate. Please read the report fully and the email sent to you earlier today. We understand that the conveyancing process can seem complicated and there are many documents involved, but we try to aim to provide accurate advice, which we have on this occasion. You have not replied to our requests to call you to explain matters and we have even offered to discuss matters face to face so you are fully appraised to your satisfaction.
We also appreciate that it is a stressful transaction and can cause anxiety and our role is to try to reduce this. However, it assists if the documents sent are read fully and digested before raising queries that are addressed in the documents. If there are any queries, we are here to explain them to our clients, but the assertion that you have not been advised is inaccurate.
In relation to the comment on the telephone by one of our partners, we have already addressed this with you and see no reason to rehearse the same here. We have an internal complaints procedure to deal with this, which we would encourage you to use in the first instance if you remain dissatisfied with any aspect of our service.
We are committed to ensuring your purchase completes and have always maintained our desire to work together to achieve your completion. The comments made by you are not reflective of the way we operate or would like to operate. We would like the opportunity to change your perception.

Just overall poor communication and staff can be very rude which is a shame. 3 days prior to completion I was given 34 attachments to read and return within a short time frame. Amongst this in the report was a statement that the seller had applied to extend the lease but that we did not know the outcome. This was the report on title I was required to sign and so a current document that should have been accurate. As the flat should have had an 80 year lease and the issue of a possibly short lease and outstanding lease request had never been raised to me. I tried to Versus law but was told the partner involved had stepped away from his desk so had to ask them to pause the process ( 3 days from completion). I then tried multiple times to call and each time was left listening to hold music. Eventually the partner called me and when i tried to call back it again went to hold music. He then did call and we managed to speak but rather than addressing the issue instead asked if i had enjoyed the hold music. I didn't respond to this as it was just a really facetious thing to say in this context and told him to get to the point of his call. He proceeded to start saying there had previously been an issue with the seller. At this point I asked him to email me instead as if there had been an issue its better it be in writing. The subsequent email blamed incorrect historical information sent by the seller - the seller had not in fact applied to extend the lease - it seems therefore that Versus Law had sent me an inaccurate document to sign today and caused understandable anxiety at the point of completion by falsely stating that there was an issue with the lease. They did not apologize for this or for the stress caused by it but instead left me on hold on repeat and then asked me if i enjoyed that. Judge for yourself if you'd want to pay them thousands for them to behave like this. They also have not offered to or actually sent over an accurate report on title. "In relation to the comment on the telephone by one of our partners, we have already addressed this with you and see no reason to rehearse the same here." The senior Partner Waqas who asked me if I enjoyed the hold music also stated that he had said this for my benefit to help me be less "agitated", this is what they mean by having addressed the comments by phone - they addressed them by telling me they asked me if i enjoyed being on hold for my own good. Again, judge for yourself if you would ever ask anyone who has been left on hold if they enjoyed being left on hold as a way to help them feel calm.

If you would like to improve my perception of you then take responsibility for your errors ( the report on title remains inaccurate it states simply "no lease was granted" not that no lease was applied for etc.) Take responsibility for how rude Waqa's comments were. If you wanted to deal with this internally you could have emailed me to apologise and provide the accurate paperwork to allow things to progress instead of instead prioritizing responding to a google review. When you don't have time to answer the phone, I'm surprised you have time to respond to google reviews.
