Efficient and effective conveyancing with excellent communications.

Excellent support, advice and communications from Sarah H for the fairly straight-forward sale of my sister's home while going through probate (handled by a colleague in the same firm).

When I informed my estate agent that Sarah H at Eccles Heddon was dealing with the sale, they were very happy and confident everything would be handled efficiently and professionally - and they were right.

On the few occasions we needed to exchange information and documents, she was quick to reply and clarify all points raised. All necessary actions were promptly taken without any delays.

Sarah always replied to emails or phone requests on the same day - mostly immediately or within a couple of hours. This was refreshing and exceeded my expectations which were not very high in this regard based on my previous conveyancing experiences.

Would certainly recommend Eccles Heddon for conveyancing services.

Sarah proved herself to be very capable, approachable and supremely well organised. We were kept fully informed at every stage and would not hesitate to recommend Sarah to family and friends. Sarah was proactive and was true to her word. Chiara too deserves a mention. Between them they made a potentially stressful situation remarkably unstressful, and straightforward even though timescales were tight.

Painless property purchase

Sarah Hargreaves was recommended to us when we began the process of buying a house in Thirsk. Sarah and her secretary Chiara were both brilliant, we were able to take documents into the office and always got them back when we agreed. First Time Buyers

We used Sarah Hargreaves to purchase our shared ownership first time home. Highly recommended she did not disappoint and made our dream come true. Sarah has excellent communication throughout the process, a good rapport answering emails promptly with our interests put first in a professional and diligent manner. As First time buyers we had not used a solicitor before, alien to the conveyancing world Sarah explained matters to us, thoroughly guided and advised throughout with no stone left unturned. We completed before Christmas thanks to Sarah. She delivered outstanding service and value for money. We would use her again and recommend to anyone.

I would like to express my gratitude to Sarah Hargreaves’s for making my first time buying experience of my house, such a memorable and enjoyable time in my life. The whole process was completed in a very professional manner by Sarah, who had such an organised approach that it took all the pressure away from me the whole time that it took for this transaction to be completed. It was done at speed with every step explained to me in advance so I was fully aware at all times what was going on when and why. Sarah and her secretary were available at all times for advice when required and also to be of assistance regarding any required literature including postal correspondence. House conveyancing made very easy!

Sarah was such an efficient, thorough and clear solicitor. She helped me with terms I had never encountered in all the paperwork (as a first time seller) and dealt with the buyer solicitors very quickly, only asking me when necessary: I probably never knew the extent of her work. Sarah called to check details for the final completion outside of working hours (above and beyond!) and made sure everything went to plan: I was so grateful!

Sarah was our conveyancing solicitor for our purchase and she was truly excellent.

As first time buyers, the process of buying a house is unfamiliar and daunting at first. Our fear was that we’d be bogged down with legal paperwork we don’t understand with the potential of making mistakes or being misled, deliberately or otherwise, by agents, solicitors and the range of unnecessary middlemen that rear their heads during the process of buying a house.

However, our experience with Sarah was second to none as throughout the process she was efficient, knowledgable, highly responsive, showed a personal touch, and we felt like we were in safe hands at all times. If ever we had a query, Sarah would promptly reply which gave us peace of mind if ever something concerned us, and would give us clear advice we knew we could trust.

We really appreciate Sarah’s hard work and we would like to recommend her to anyone who is purchasing a house.

Oliver was exceptional from start to finish. It was a complex sale with many hurdles but he skillfully overcame each one, giving us clear direction on the issues and any risks associated. He gave us daily updates when required and continually chased the vendors solicitors to ensure the sale went through in a timely manner. We fully trusted his judgement. He went above and beyond and we could not recommend him more highly. Do not hesitate is using Oliver for your conveyancing.

Our legal expertise is applied in conjunction with a pragmatic realism acquired over many years of practice in the Vale of York and against a culture of long term commitment, not short term self-interested gain. Most of our practitioners have been with the firm for many years and, in our experience, many of our clients value continuity of individual service very highly. ​Whilst a large proportion of our clients live or work within the middle part of North Yorkshire we do advise and act for many people in other parts of Great Britain and indeed throughout the World. England and Wales comprise a single legal jurisdiction and we are qualified to act in domestic matters from anywhere between Berwick on Tweed to Penzance. We do not normally deal with foreign legal matters except in cases where the estate of a deceased person includes property overseas. Although we do not approve of the practice, our regulatory bodies now allow solicitors to give or receive so-called ‘referral fees’. These are payments to or from third parties in consideration of the referral of client business. Examples of this practice include solicitors paying estate agents in return for recommendation of people buying and selling houses or receiving benefits from financial advisers as a bonus for referring clients perceived as needing their advice. Until quite recently such practices were outlawed as likely to compromise the strict independence that was always regarded as the hallmark of a solicitor’s professional duty. Although the rules in this area have been relaxed, we still hold to the view that payment or receipt of referral fees is not in the public interest and therefore we do not participate in the practice. We prefer to retain and expand our client base on the foundation of client satisfaction and personal recommendation not the payment of ‘bungs’ to third parties. Equally, we will recommend other professionals solely on the basis of our judgment of their ability and not as the result of any undue influence arising from monetary benefit.
